Location:

The sleepy village of Sellack is set in a totally serene corner of the Wye Valley Area of Outstanding Natural Beauty. There is a myriad of beautiful walks that lead through the delightful countryside and around the River Wye, while the esteemed gastro pub, The Loughpool Inn, affords an enticing destination point. Sellack also has a village hall and a very striking church, St Tysilio's, which is set within meadows that stretch towards the glittering waterway.

There are two other reputable country pubs in neighbouring villages within walking distance of the property: The Red Lion in Winters Cross and The Yew Tree in Peterstow, which also affords a village shop.
In terms of education, there are two sought-after primary schools nearby: Kings Caple Primary Academy and Bridstow Church of England Primary School, both of which have been very favourably assessed by Ofsted in recent years. For secondary education, the nearby market town of Ross-on-Wye (approximately four miles away) offers John Kyrle High School, but further private schooling options are found in the nearby towns of Hereford and Monmouth. Ross-on-Wye also offers a wealth of other amenities, including various supermarkets, a range of restaurants, pubs, independently owned shops, nationally renowned retailers, and leisure facilities. The cathedral city of Hereford (roughly 10 miles away) gives an even broader range of shops, supermarkets, leisure facilities, bars and restaurants.

While Grove Farm is encircled by unspoiled countryside, it also benefits from being within good reach of excellent transport links; the A49 is only one mile away, while the A40 and M50, both accessible from Ross-on-Wye, take around five minutes to drive to.

The Home at a Glance:

Grove Farm offers a rare opportunity to embrace refined country living in an idyllic rural setting. Glorious, far-reaching views of the enveloping countryside are superbly showcased from every room in this classically beautiful, Grade II Listed home.
The front door, complete with pretty stained-glass panels, opens into an impressive reception hall. A high ceiling enhances the sense of space and grandeur, while the original Victorian tiled flooring flows seamlessly through an archway. Decorative picture rails provide a charming period detail, and the interiors are beautifully finished in a curated Little Greene paint palette, lend a sophisticated aesthetic throughout. Flanking the entrance hall are two beautifully proportioned reception rooms, each benefitting from the high ceilings and picture rails that reinforce the home's historic pedigree.

To the left, the principal sitting room is arranged around an inviting log-burning stove, set upon a flagstone hearth. The room enjoys a delightful dual aspect, with a pair of French doors opening out to the garden and a classic sash window - both retaining their original shutters. The sash is further enhanced by discreet, easily removable Magnaglaze secondary glazing, offering improved energy efficiency without compromising character. To the right, the second reception room mirrors the sense of light and proportion, featuring a sash window also fitted with Magnaglaze. An original fireplace - now a characterful recess - provides an attractive focal point and a subtle nod to the property's heritage.

Beyond the archway, a door to the right opens into a study. A sash window frames the bucolic landscape, with a nearby agricultural lake taking centre stage. On two sides of the room are recessed nooks where original doorways once stood; these now provide built-in storage, one fitted with ample shelving and the other with a substantially sized dresser.
Opposite, a step leads up to the dining room, which features an oak floor, a built-in cupboard for tableware, and a window overlooking the side garden. A large recess, replacing a former window, opens through to the kitchen. An oak-topped bar forms a serving counter, creating an easy link between the two rooms.

The kitchen features a hard-wearing travertine tiled floor, an electric Aga, and an integrated dishwasher. Keswick Blue Shaker-style units, sourced from Wren, are timelessly elegant feature. At the far end of the room, a door opens into a boot room, which in turn provides access to the utility room and a cloakroom.

A staircase rises from the reception hall, passing a tall arched window that frames views of the grounds stretching away from the house and fills the space with natural light.
The first floor includes the family bathroom, fitted with a double-ended bath, a walk-in shower, a countertop vanity unit, a wall-hung WC and a heated towel rail. A sliding wooden door with ironmongery detailing conceals the airing cupboard, which provides ample shelving around the water cylinder. There are also three double bedrooms on this level, each enjoying enchanting elevated views through sash windows. One benefits from an en-suite shower room with a three-piece suite, as well as a separate dressing room. The bedroom on the opposite side of the hallway features an attractive focal point centred on the original chimney breast, along with a storage cupboard.
The top floor provides four further double bedrooms, one of which is currently used as a craft room. Each room features exposed beams and characterful pitched ceilings. The bathroom on this floor is fitted with a clawfoot bath with a shower attachment, a countertop vanity unit and a WC.

The cellar provides an excellent amount of storage space and can be accessed internally via a door beside the staircase. Externally, a set of double doors set into the courtyard floor also leads down to the basement. The cellar benefits from both light and power, making it well-suited for use as a workshop if desired.

Outside:

Extending to approximately 12 acres, the grounds offer a wonderfully private corner of the countryside. Immediately surrounding the house are formal gardens, which take up circa 1.3 acres of the plot. These are predominantly laid to lawn and enhanced by a variety of mature specimen trees including willow, rowan and beech. The gardens wrap around the sides of the home, with several seating terraces positioned to enjoy either sun or shade. The area closest to the sitting room features a tranquil fishpond and raised beds filled with vibrant blooms. On the opposite side of the house, another garden area captures the sun beautifully and enjoys unspoilt views across a patchwork of farmland and gently rolling hills. Meanwhile, the courtyard adjoining the kitchen features a wooden deck and, with external power points and excellent privacy, provides an ideal setting for a hot tub.
The paddocks extend away from the house, and the lower paddocks in particular (circa 1.7 acres) offer an excellent opportunity for those wishing to cultivate fresh produce. This features a kitchen garden with a polytunnel, raised beds, a field shelter and a fenced chicken enclosure. It is also worth noting that there is a variety of fruit trees dotted throughout the grounds - including cherry, apple, pear and plum, which provide seasonal harvests. There is potential (subject to planning) to enhance the lower paddock even further putting in a row of stabling/ hay stores along the hedge line. Please speak to the sales team for more information.

The upper paddock (circa 9 acres) offers ample space for keeping horses, ponies, goats, sheep, chickens or pigs. It is laid to lawn and has separate piped water.
