Paul's note -
"Have you ever browsed houses in Chiswick (W4) priced between £1.4m–£1.5m and found yourself wondering what it would take to afford one?
If so, this home may well meet those expectations - without the W4 premium.
The property sits just two roads from the W4 border in W3, where an equivalent house within Chiswick itself would likely command 10–15% more purely because of the postcode.
I’m not saying this to sell the house - it doesn’t need that. What matters is recognising that London postcodes carry premiums, and occasionally you can find yourself on the winning side of that equation by buying a home that offers the same lifestyle as Chiswick but at a meaningfully lower price point.
Your lifestyle here will still feel very Chiswick-focused, as it does for my clients. At the same time, W3 has some advantages of its own - including excellent local schools such as Ark Priory Primary Academy (Outstanding). For secondary education, both Ark Soane Academy (Outstanding) and Twyford Church of England High School (Outstanding) are nearby and very highly regarded.
Transport connections are also excellent:
* South Acton – London Overground
* Acton Town – Piccadilly Line
* Acton Main Line – Elizabeth Line
Alternatively, the E3 bus takes you from your door to Turnham Green in under 10 minutes, placing Turnham Green Terrace and the heart of Chiswick within easy reach - or just a six-minute cycle away. It’s also around a 20-minute walk to Chiswick High Road, making it easy to enjoy the cafés, restaurants, and shops the area is known for.
My clients purchased the house in 2020, largely as you see it today, but they have introduced a number of style and lifestyle improvements since then. I’d be happy to walk you through those upgrades when you come to view.
One of the standout features is the adults-only roof terrace, a perfect spot to enjoy a bit of Vitamin D, while the main garden is designed for children and entertaining.
From the front bay window through to the back of the house, the ground floor offers an enormous amount of space for a Victorian terrace. The layout naturally creates four distinct zones: A comfortable living area, a children’s play space, a home-cooking kitchen, and a generous dining area.
It’s the sort of space where you could easily host 30–40 people, and still have room to dance.
Upstairs, across two floors including the loft, there are four bedrooms which comfortably accommodate family life - whether that’s Mum and Dad, two children, occasional guests, or a work-from-home space.
You don’t have to fit this exact profile to enjoy the house - but it’s clear that this home truly feels like a family home.
My clients are now relocating out of London and are currently searching for their next property. As a result, we will need a buyer who can be patient while they secure their onward purchase.
Ideally this would be a chain-free buyer, as that avoids additional pressure and places my clients in a stronger position when negotiating their next home.
What I can confirm is that they are fully committed to both selling this property and completing their onward purchase, with the intention of completing the move by the end of the summer.
Don’t rule this house out because of the postcode - i’m confident you’ll be pleasantly surprised by the energy, space, and feel it offers throughout."
