Thatched Cottage, Stevenage Road, Todds Green

A charming and characterful chocolate box cottage dating back centuries. Set on a wraparound plot approaching 0.25 acres, the property has 1,300sqft of accommodation alongside garages and workshop space.

The Property

While the term ‘chocolate box cottage’ was coined in Victorian times – describing the type of properties depicted in Cadbury’s picturesque village scenes – Thatched Cottage dates back centuries further, with ‘1379’ shown on the front of the house. This period home is just as charming inside as it appears on the outside…

Underneath the thatched roof (replaced in July 2025, with a 10-year guarantee) and behind timber frames and leaded windows, you’ll find exposed beams, ornate wall panelling and woodwork, solid oak herringbone flooring – even the radiators are attractive. The property is Grade II listed to protect as much of its extensive character as possible.

As well as being full of character, the property is flexible, with c.1,300sqft of accommodation that can be used in various ways. The downstairs living spaces include multiple reception rooms and a kitchen/breakfast, with circular flow between them.

With its brick fireplace and log burner, the larger reception room at the front of the house makes most sense as a cosy lounge. Imagine sipping a whisky by the fire or reading while warming your toes. The snug area in the corner could be a small office space, a little library, or simply a storage alcove.

The second reception room in the centre of the house is set up for formal dining. It’s an impressive place for a dinner party, and with the advantage of French doors onto the garden for going al fresco when the sun is shining.

The conservatory at the back of the house has an insulated roof, making it useable in all seasons. From here, you can witness the garden coming to life in spring, watch snow settling on the ground in winter, and there’s a door for getting straight outside in summer.

With an adjoining wet room and a built-in wardrobe, the fourth reception room to the left of the accommodation could easily be a third bedroom.

Lastly on the ground floor is the kitchen, fitted in a farmhouse style with green cabinetry, granite surfacing, a butler sink and tiled floors. There’s space for appliances, plus room for a breakfast table for informal dining.

To the first floor are two generous double bedrooms and a bathroom. The four-piece bathroom has both a modern shower and a freestanding copper tub, whether you want a quick refresh in the morning or a long, relaxing soak after work.

The Plot

Thatched Cottage sits on a wraparound corner plot approaching a quarter of an acre. The south-facing rear garden features lawn and seating areas, and a pergola-covered pathway from one end to the other.

There’s an abundance of mature planting out here, with so much to see and appreciate – from the beautiful pink and white blooms of the magnolia, the lacy black leaves of the elderberry and the rich reds and oranges of the acer, to classic roses, cheerful tulips and towering hollyhocks. You can pick your own fruit off the fig tree, and tall trees around the perimeter of the plot offer a sense of seclusion.

To the front and side of the plot is a gated gravel driveway for multiple cars. The outbuilding has garaging and a workshop – providing covered parking and a place to tinker – as well as stores and a wc. A detached garage provides further parking if needed, or ample storage away from the house.

The Position

Thatched Cottage is down a quiet lane in Todds Green, a hamlet between Stevenage and Hitchin. The position is perfect if you’re looking for a balance of countryside and connection. The plot has a field to one side, more fields on the doorstep, and access into Lucas’s Wood just a few hundred metres away. Town centres and mainline stations are within a short drive of the address. Commuter trains are quickest from Stevenage (from 24 minutes into London King’s Cross), or you can reach the capital by car via the A1(M), which runs along the edge of Todds Green.

Stevenage and Hitchin offer comprehensive amenities. Hitchin has a more eclectic feel; Stevenage has lots for a family. There’s retail (both big-name brands and independent boutiques), entertainment and activities (from shows at Stevenage’s Gordon Craig to strolls through Hitchin’s lavender fields), open green spaces (notably Fairlands Valley Park), and a wide range of sports and leisure facilities (including swimming pools, gyms and golf clubs). While there’s a long list of cafés, restaurants and pubs in Stevenage, Hitchin and surrounding areas, Thatched Cottage is within walking distance of The Hermit of Redcoats, a country dining destination.

As for schooling, Graveley, Wymondley and Stevenage have the nearest primaries, Saint John Henry Newman in Stevenage is the nearest secondary, and independent education is available at Kingshott in Hitchin. You’ll also find further education at North Hertfordshire College, with campuses in both Stevenage and Hitchin.
