Situated in the ever popular Dorset village of Tolpuddle, the property is conveniently located within close proximity to the village owned Pub and Tolpuddle itself has easy access to Dorchester and neighbouring Puddletown. The property consists of brick elevations set under a tile hung roof with wooden clad dormer windows. On entering the property a central hallway offers storage for outdoor apparel and also houses a cloakroom with WC and pedestal sink. The reception area and kitchen are open plan providing a feeling of space and allowing for a free flow or natural light with a double aspect to the front and rear. The kitchen/ diner is well appointed with a range of wall mounted and floor level units and integrated appliances to include; fridge/ freezer, dishwasher, oven with gas hob and sink with drainer. A door from the reception area opens to the rear garden.
Stairs ascend from the entrance hall to first floor comprising two double bedrooms, serviced by a family bathroom. Both bedrooms are well proportioned doubles, enjoying the benefit of integrated wardrobes and private positions at the rear of the property. The family bathroom comprises a bath with shower over and glass splash screen, WC and pedestal sink unit.
Outside
To the rear of the property is an enclosed courtyard style garden that can be accessed either from the door opening from the rear of the property or via the gated entrance leading from the parking area. The garden is low maintenance, mostly laid to shingle and paving with established planted boarders. Off street parking is available for two vehicles .
Situation
Much of the village falls within a Conservation Area and therefore still retains many of its unspoiled period properties. Also known for the six farm labourers (known as the 'Tolpuddle Martyrs'), exiled to Australia, who were considered founders of the Trade Union movement. The village also has a well-regarded public house/restaurant which is now owned in syndicate by the local residents and is in close proximity to Bere Regis and Puddletown offering additional facilities including small supermarket, post office and first school at Puddletown. The county town of Dorchester and its extensive amenities lies 10 miles to the East.
