Heating. Air source heat pump heating, installed 2011, local plumber can attend if needed but it's working fine and heats the house and water. You could add solar panels and a battery to increase the EPC rating and home efficiency. Various grants come along all the time for this. The insulation was done in 2011, cavity wall front and back and thick loft insulation.
The loft is really big. Several bungalows in the road have converted into the loft, with stair access through the walk-in wardrobe. You'd easily fit in two bedrooms and a bathroom, or ensuite, and have a great view over the back.
Council tax band C. Water meter in street. Electric meter in the porch. Smoke alarms are wired and there's a full electric inspection certificate. Last EPC, which is not changed, was D, this will be updated for the sale.
Occupation-Completion. Currently occupied, tenant has six months notice until 31st August and is actively seeking a new home. Ex-authority property and has a covenant stating that a buyer must be have lived locally for the last years at least Pembrokeshire, perhaps all of Dyfed, we are checking this for sure. The tenant may be interested in staying, so if a buyer was doing it for an investment they can speak to her directly. The covenant can make a buy-to-let mortgage difficult to obtain, but not impossible, a normal one should be fine.
