Spacious Three-Bedroom Family Home with Garage and Field Views

Summary three-bedroom mid-terraced home that has been lovingly cared for by the same family for over 40 years. With a driveway, a low-maintenance rear garden, and a garage overlooking open fields, this property is ready for its next chapter. Inside, you’ll find a bright lounge, an open-plan kitchen/dining room, and a loft room whilst not to regs has been converted for use. Located in a sought-after area with excellent schools and local amenities nearby, this home is perfect for families looking to make it their own.

Our Thoughts
This home has been well looked after and extended over the years, offering plenty of space for a growing family. The lounge is bright and welcoming, thanks to the bay window, and the fireplace adds a cosy touch. The open-plan kitchen/dining room is ideal for family meals or entertaining. Upstairs, the three bedrooms are well-proportioned, and the loft room provides extra flexibility. The rear garden is easy to maintain and offers a lovely view of the fields beyond. With its great location close to some of Hull’s top-performing schools and local shops, this property is a fantastic opportunity for anyone looking to put their own stamp on a home.

Owner's Thoughts
This has been our family home for over 40 years, and it’s been a wonderful place to live. We’ve loved the space it offers, especially the open-plan kitchen and dining area where we’ve spent so much time together. The view from the back garden is something we’ll miss – it’s lovely to look out over the fields. The location has been perfect for us, with great schools nearby and everything we’ve needed just a short distance away. It’s time for us to move on, but we’re excited for the next family to make their own memories here.

What Contract Ready Means for You - the Buyer

When a seller is Contract Ready, it means all the key legal documents are prepared before a sale is agreed, so everything’s ready to go as soon as the offer is accepted, with no cost to you.

This includes:
• Proof of ownership and authority to sell
• Seller’s Property Information Forms (TA6, TA10)
• Draft contract of sale

Your solicitor usually receives the full legal pack within 48 hours, so they can get to work immediately.

How this helps you:
• Reduces the number of enquiries going back and forth
• Smoother and potentially quicker sale
• Lowers the risk of the sale falling through
