If you are looking for a lifestyle home - with a beautiful garden (over looking the city), thoughtfully designed and ready to move into right away… then you have just found it.
So… out of all the options, why should you buy this one?
Lovingly owned by Monika and Slav for over 25 years, this traditional 1950s home has been carefully maintained and improved throughout their ownership.
When Monika and Slav first bought the property, the generous garden which needed work, spacious bedrooms and access to good local schools made it stand out - and those same features (now immaculate) still make it such an appealing home today. You litterally don't need to change a thing!
The most immediate highlight is the beautifully maintained rear garden overlooking coldharbour leisure centre - with the most iconic London buildings on the horizon. Full of mature plants and greenery, it attracts birds throughout the year and offers a peaceful outdoor escape with a spectacular cityscape sunset - a favourite feature of Slav's especially.
The patio area with canopy roof and fire pit is where Monika and Slav have spent many evenings relaxing outdoors all year round — perfect for summer BBQs, entertaining friends or simply unwinding after a long day. The garden also benefits from a fitted irrigation system, helping keep everything looking its best.
To the rear of the garden are two sheds, one big enough to convert into a studio or summerhouse (currently Slav's mancave) and a cute one (originally a play house for their daughter) which now stores gardening tools! There is also potential to create a side canopy for additional storage if required.
Inside, the house has been upgraded with a number of practical improvements including 22mm engineered wood flooring throughout most of the home, motion sensor lighting in the kitchen, downstairs WC with underfloor heating, and usb charging points in the main living areas.
The kitchen has also been fitted with top-end appliances including a Neff induction hob with integrated extractor, Neff dishwasher, Bosch smart ovens, a steam tap (instant boiling water), and food waste macerator - all complemented by durable composite worktops.
Additional features such as a water softener system, soundproofing with the neighbouring property and damp-proof improvements to the patio area all reflect the care that has gone into maintaining the home.
The seamlessness of the entries into the kitchen from either the hall or the living room creates a nice flow to the property.
Upstairs, the three bedrooms offer comfortable proportions with plenty of natural light, making the house well suited for families, home working or guest accommodation. The two main bedrooms also offer integrated storage space, whilst the third bedroom is currently being used as a cozy office - yet certainly big enough for a bedroom.
Location & Lifestyle
One of the biggest reasons Monika and Slav have loved living here is the incredible access to green spaces nearby, and the great transport links.
Within a short distance you will find:
- Avery Hill Park - a large open park ideal for walks
- Oxleas Woods and Meadows - one of South East London’s most beautiful natural areas, with woodland trails and views from Severndroog Castle
- The Tarn in Mottingham - a peaceful landscaped garden and wildlife sanctuary
- Chislehurst Woods
- Horn Park - popular for its playground, sports facilities and outdoor gym
- Scadbury Park Nature Reserve - over 300 acres of countryside-style woodland and walking trails
Eltham Palace is also 1.5 miles (2.4km) away, while Greenwich can be reached in around 20 minutes by car.
The house backs on to Coldharbour Leisure Centre, with tennis courts, football pitches, a gym and dog walking area - easily accessed on the other side of the neighbouring flats.
For everyday convenience, Eltham High Street offers a wide selection of cafés, restaurants, shops and a gym with swimming pool. The cafés of Chislehurst and the larger retail offering at Bromley High Street are also easily accessible.
Ideal for Commuters
New Eltham Station is just 0.6 miles (1km) door to door with links to London Bridge in around 20 minutes and Lewisham in around 16 minutes.
There are also multiple bus routes nearby, and convenient road links for those travelling by car.
Families are well served locally with popular schools including: St Olave’s Preparatory School (450m), St Thomas More Catholic Secondary School & Wyborne Primary School. Eltham College is also very close by as one the most high performing schools in all of the country. All are well regarded within the area and were an important factor for Monika and Slav's daughter when they originally chose the property.

A little more from Monika & Slav:
Why did you buy this property?
The area offered good schools and a large garden, which were very important to us. We also liked how well connected it was — close to London but also easy to leave the city via the motorways.
What is your favourite thing about living here?
The garden, kitchen and living space. The garden is especially lovely throughout the year and attracts lots of birds from spring onwards.
How are the neighbours?
There is a very friendly and multicultural mix of neighbours and everyone has always been welcoming.
What are your average bills like?
- Gas & Electric – approx. £160 per month
- Council Tax – approx. £220 per month
- Water – approx. £50 per month
What are the best transport links locally and how long does it take to get to key landmarks?
New Eltham Station is just 0.6 miles (1km) door to door. For buses, the 314 between Eltham Station and New Addington is very helpful, the 162 between Eltham Station to Beckenham Junction is great for shopping, 160 Between Sidcup Station to Catford Bridge Station (Passes Queen Mary's Hospital in Sidcup). The house is also easy walking distance to bus stops for the 124,126,161,624,638,273.
