Sellers Comment...
We have loved living on Grampian Road for the last 11 years, we fell in love with Little Sandhurst and have found it a lovely place to raise our children. The woods on our doorstep were a great addition as we enjoy being outdoors. We instantly loved this home when we first saw it, it needed some decor work but the bones of the building and the potential was exciting. We slowly did the property up starting with a whole garden refurb followed by the kitchen/diner. I would say these 2 areas are our favourite part of the house. The garden is South facing so we spend a lot of time with the doors open watching the kids play whilst we cook etc. This has been a very special house to watch our family grow and we hope the next owners will enjoy it as much as we do.

Will & Mike's Comment...
Tucked away right at the very end of this quiet cul-de-sac, this lovely home on Grampian Road enjoys a wonderfully peaceful setting with beautiful woodland surroundings. It’s the sort of spot that feels calm and private, yet still conveniently close to everything Sandhurst and Crowthorne have to offer. As you approach the property, you’ll notice the allocated parking space, along with the added benefit of a garage located in a nearby block. A few steps lead you down to the front door, where you’re also greeted by a charming patio area. Step inside, and immediately to your left is a spacious living room. One thing we absolutely love about this home is the abundance of natural light. Large windows allow sunshine to pour in, creating a bright and welcoming atmosphere throughout.
Towards the rear of the property, you’ll find the open-plan kitchen and dining area. The current owners have modernised the kitchen and included built-in appliances, making it a great space for everyday living as well as entertaining. Double doors open straight out to the garden, making it the ideal situation for those summer BBQs.
Upstairs, a central landing leads to three well-proportioned bedrooms. Bedroom one is a real standout – the size is truly impressive and offers fantastic flexibility. There’s even potential to split the room into two or add an ensuite if desired. The family bathroom has also been refitted by the current owners and is finished to a high standard with a fresh, modern feel. Outside, the south-facing garden is a wonderful place to relax, enjoying lovely views and plenty of sunshine throughout the day. There’s also handy side access and a fantastic covered bar area.

Area Comment...
Grampian Road is tucked away in a peaceful part of Sandhurst, surrounded by beautiful woodland, which means scenic walks are quite literally on your doorstep – perfect for a weekend stroll or getting some fresh air after a long day. Just a short walk away, you’ll also find the much-loved The Bird in Hand, a fantastic local pub well known for its great food and cosy atmosphere.
Families are well catered for here with excellent schools nearby, including New Scotland Hill Primary School, and the highly regarded Edgbarrow School, which is rated Outstanding and just a short distance away.
For commuters, the location works brilliantly. Sandhurst Railway Station provides convenient rail links, while the M3 and M4 Motorways are both easily accessible, making travel to London, Reading and the surrounding areas straightforward.
