Unique Home
149 Kinder Road, known as Michaelmas Cottage, is a four bedroom family home in Hayfield, High Peak, right on the edge of the Peak District National Park.
The house is part of a Georgian terrace and has been extended twice, once in the Victorian period and again in the Edwardian era. This gives it early nineteenth century roots, with later period features woven throughout the property.
Inside, many original details have been carefully retained. The dining room still has its Victorian tiled floor, sash windows with internal shutters, a corniced ceiling and an open fire with a cast iron surround. The lounge includes a Victorian sash bay window with shutters, decorative cornicing and a ceiling rose, along with a multi fuel woodburner set within a tiled fireplace and timber surround.
The kitchen is well equipped, with tiled work surfaces, the original Victorian tiled floor, stone slab detailing, a Belfast sink with mixer taps, a beamed ceiling and a gas cooker point. Just off the kitchen is a separate utility room, providing extra storage, plumbing for a washing machine, a second Belfast sink, fitted cupboards and a small larder area.
Upstairs, the landing leads to four bedrooms and the family bathroom.
The principal bedroom features an original Victorian cast iron fireplace with a wooden surround, a sash window with shutters, two radiators, a hand wash basin and direct access to the bathroom.
The bathroom includes a panelled bath with mixer shower tap and Triton shower, pedestal basin, WC and radiator. There is also an enclosed airing cupboard with immersion heater and doors connecting both to the main bedroom and the landing.
Bedroom two retains its cast iron fireplace, fitted cupboards set into the recess, sash window with shutters, corniced ceiling and radiator.
Bedroom three has a pedestal wash basin, access to a double loft space, a Georgian sash window with shutters and a Victorian fireplace.
The fourth bedroom is currently arranged as a home office. It includes an alcove with a multi fuel woodburner, along with a radiator, TV point and telephone point.
Outside, there are several distinct garden areas. A flagged hard standing area at the rear has been transformed into a patio with planting and decorative features, which leads on to a Mediterranean inspired garden. There is also a Night Garden designed for evening use, a top garden with views towards Kinder Low End and a separate contemplation patio with dedication benches.
From the property, there are open views across the Sett Valley and the surrounding countryside.
The History
The cottage dates back to the 1830s and forms part of a Georgian terrace. It was later extended during the Victorian and Edwardian periods, which explains the mix of architectural styles and period detailing throughout the house.
It is said that the property was once occupied by the manager of the former mill that stood opposite, on the site where a campsite is now located. The wider area reflects the industrial heritage of the Sett Valley, which historically supported mill activity and related trades.
Many original Victorian features remain in the house, including cast iron fireplaces, sash windows with shutters, tiled floors, ceiling roses and cornicing, all of which contribute to its historic character.
The Location
The property sits on Kinder Road in Hayfield, a rural village in the High Peak district of Derbyshire.
Hayfield lies at the foot of Kinder Scout and is within easy reach of Kinder Reservoir, the Snake Path and the Pennine Way. In one direction you can head towards Edale and the A57 Snake Pass, while the Sett Valley Trail runs close by.
The village offers coffee houses, delis, restaurants and everyday amenities, while maintaining a traditional rural feel. There are road and rail links providing access to Manchester and Sheffield.
The surrounding landscape includes wooded valley slopes, open moorland and established walking and cycling routes. Views from the property extend towards Kinder Low End and the wider Peak District scenery. Less than one hundred yards away, in the opposite direction from the top garden, is The Sportsman public house.
Overall, the setting offers village convenience alongside immediate access to open countryside
