About this property

  • Communal garden

Beautiful and sizeable one bedroom ground floor purpose-built period maisonette with a Freehold-share, an independent timber sauna, a useful external back garden store, and a pretty lawned rear garden - which is shared with just one property (the maisonette above yours). There is a lawned front garden as well, with a secure bike store.

This is a delightful place to lay your hat, moments from Peckham Rye Park and Common, at the park-end of a classy tree-lined East Dulwich side street. This enviable location puts you in easy reach of East Dulwich, Peckham, Honor Oak and Nunhead town centres, as well as useful local shops and lovely cafes and pubs on nearby Forest Hill Road. Parking is unrestricted on the street.

The current owners have overseen such pleasing renovation works during their occupancy. You will not need to lift a finger!

Open your own front door and from the hall your reception room rests to your left. This is notably large by flat standards at over 14 feet by over 13 feet. Welcome features include wooden floors, a central fireplace and a big se-facing bay window (an absolutely perfect spot for your table and chairs).

A large under-stairs cupboard on your right of the hall is fab for coats and cleaning stuff, then it is a left for your double carpeted bedroom. This is over 13 feet by over 10 feet. Another (feature) fireplace impresses, and you have a built-in wardrobe to one alcove and a pretty casement window.

Next is your modern fitted kitchen with exposed-brick detail, wooden worktops, a couple of on-trend open shelves, and another charming casement window with brass furniture.

Beyond the kitchen is a little lobby space with additional cupboard and shelf storage, which hosts your back door out to your private sauna and shared garden, and another door for the windowed bathroom. This has a smart white suite and modern fittings including the over-bath shower. A tasteful pink hue graces the walls, and (like the kitchen) you have practical recessed lighting.

What a hot property and a hot spot, too. For stations, you’ve got three to choose from in walking distance: Peckham Rye, East Dulwich and Honor Oak Park. Locals tend to grab any bus from Forest Hill Road (the end of your road) and treat it as a shuttle service to Peckham Rye Station.

We’ve mentioned Peckham Rye Park and Common; there are loads of gorgeous green spaces to call local - Horniman Gardens, Goose Green, Brenchley Gardens, Nunhead Cemetery and One Tree Hill are just a few examples.

In addition to the run of handy shops on Forest Hill Road, enjoy those on Lordship and Rye Lanes, as well as those of Honor Oak and Nunhead centres. North Cross Road’s Saturday market is also local.

Our favourite nearby cafes are Cafe G (on the corner of The Gardens), and Cafe On The Rye. Eric’s Bakery is a short walk away for delicious sourdough, pastries and coffee, as well as Deli Twenty Two.

Local cinemas are East Dulwich Picturehouse and Peckham Plex (rooftop films also available atop The Bussey Building in the warm months).

For social meets, The Herne Tavern and Watson’s General Telegraph are your closest public houses, in handsome Victorian buildings and with big outside areas. St Aidan’s Road itself is a lovely, inclusive community, with neighbours hosting summer street parties and always offering helping hands.

Bellenden Road also isn’t far for top restaurants including Artusi, The Begging Bowl and Ganapati. Other strong dining options in SE15 include Banh Banh, Mr Bao, Bara and Peckham Bazaar. Miss Magherita and Babur in the Honor Oak area are also highly recommended.

As well as lots of local boutique gyms and yoga/pilates studios, East Dulwich leisure centre is a short stroll away. Or/and you can ‘sign up’ for British Military Fitness workouts on Peckham Rye, or join the throng of park runners each Saturday at 9am.
