Description
Situated in the heart of Cuckfield and within reach of the village’s historic High Street, The Mount is a handsome Edwardian semi detached house, built in 1905 and distinguished by its half rendered elevations, red brick detailing, striking gables with decorative bargeboards, and large windows set within square bays on the ground floor. Its position offers the charm of village living while remaining less than a mile and a half from Haywards Heath’s mainline station, making it ideally placed for both everyday convenience and access to wider transport links.
During our clients’ ownership, the house has been thoughtfully extended and reconfigured, most notably through the creation of a generous open plan kitchen, family and dining room at the rear of the house, opening directly to the garden. The property is very well presented throughout, combining elegant Edwardian detailing including picture and dado rails and open fireplaces, with stylish modern décor, fixtures and fittings, resulting in an appealing blend of period character and contemporary comfort.
Steps rise at the front of the house to an attractive porch with Edwardian motifs, leading to a small entrance porch with a half-glazed front door, clay tiled floor and space for coats. The spacious entrance hall has a wooden floor, a turned staircase rising to the first floor, a period-style column radiator and access to a ground floor shower room.
There are two versatile reception rooms on either side of the hall, both featuring tall square bay windows overlooking the front garden. The drawing room is an elegant space with a tiled fireplace set within an intricately carved surround, while the sitting room is a comfortable room with wooden flooring and a painted cast iron feature fireplace.
The rear of the house opens to a superb open plan kitchen, dining and family room, extended by our clients and now forming the heart of the home. This excellent everyday living space is bathed in natural light from bi fold doors opening to the garden and a large roof lantern overhead, and has inbuilt speakers. There is ample room for a dining table, together with a relaxed seating area arranged around a modern limestone fireplace housing a striking red Invicta woodburner.
The kitchen is fitted with contemporary handleless cabinets in soft grey topped with composite work surfaces, together with a central island providing breakfast bar seating beneath feature pendant lighting. Appliances include a Siemens oven and combi oven, a Siemens five ring gas hob with extractor, a stainless steel Franke sink and integrated fridge/freezer and dishwasher. The adjoining utility room has further storage, a ceramic sink, space for laundry appliances and a door to the outside.
The staircase rises to a bright galleried landing illuminated by a large window with far reaching views over the village to the north. There are five well presented bedrooms on this floor, each with its own character. They are served by a superbly appointed family bathroom with a graceful curved wall and inbuilt speakers, and a contemporary suite including a modern freestanding bath, separate shower cubicle and twin basins.
Outside
The Mount is approached via a wide sloping driveway to the side of the house, extended by our clients to provide ample parking for several vehicles. The driveway leads to a substantial detached triple garage, comprising three separate bays with up and over doors, all with rafter storage, insulation and power connected. A wrought iron gate between the house and garage opens to the rear garden.
The garden extends away to the west and is arranged in two distinct sections. Immediately behind the house is a stone terrace that flows seamlessly from the kitchen, providing a generous area for outdoor dining. From here, steps rise to a beautifully tended oval shaped lawn, bordered by shaped beds planted with flowers, shrubs and spring bulbs.
A pathway curves around the southern edge of the garden to the home office adjoining the rear of the garage, fitted with electric underfloor heating, an electric radiator and spot lighting, offering an ideal space for remote working.
Beyond the office lies a raised ornamental pond with a stone waterfall and a small seating area overlooking the water. From here, the path continues beneath an archway into the second section of the garden, where there are fruit trees, a decked terrace in the far corner, a children’s play area, two timber sheds and a log store, all with external power points. A young willow fence screens the rear boundary from the playing field beyond during the summer months.
