A Rural Idyll in Accessible Highland Perthshire

Description
Carie Bungalow sits in a sheltered position, with its own private access drive leading off the A827 along Loch Tay, with Killin to the west and Kenmore to the east. The three-bed dwelling faces south with views over the loch. The holding also features a timber barn, former church and traditional bothy, set within about 2.7 acres of garden and paddock ground.

The bungalow is a modest single storey home enjoying a peaceful rural setting. The accommodation includes a dual-aspect sitting room, dining room, and a fully fitted integrated kitchen with breakfast bar. The southern aspect of the front rooms allow lovely views to Loch Tay, across the water to Ardeonaig and the hills beyond. There are three bedrooms and a family bathroom, offering well balanced living space. The kitchen benefits from integrated appliances, including a dishwasher, fridge, freezer, ceramic hob and Bosch ovens. There are open fireplaces in the dining and sitting rooms. Room dimensions and layouts are shown on the accompanying floor plan. Approximate internal area is 1,154 square feet. The bungalow has mains electric, private water and septic tank drainage. There is oil fired central heating (the oil tank is situated to the rear of the house) and an electric immersion water heater.

Due to the property being vacant for an extended period, areas of damp and associated mould have developed. Prospective purchasers may wish to allow for remedial works as part of any programme of refurbishment. Please also refer to the Home Report which is available from the selling agents.

Buildings

Within the curtilage of the bungalow, is a traditional stone built bothy with tin sheet roof (approximately 14m x 6m), which lends itself to a number of uses or development. There is an external water supply and remnants of a former internal electrical connection, the internal floors are concrete. Near the bothy is the timber barn with hardcore floor (approximately 15m x 20m). There is an electricity source to the barn. To the south west of the bungalow lying adjacent to the public road, is the derelict church. It is of stone wall construction under pitched slate roof on timber trusses. The church may provide an opportunity for development. For safety reasons, the church must not be entered while viewing the property.

Development Opportunities

With its tranquil location and attractive outlook, the property presents an appealing opportunity for development into a permanent residence, holiday home or small business in one of Perthshire’s most scenic and sought areas, for residents and tourists alike. The bothy and church, in particular, offer untapped development opportunities, subject to obtaining the necessary planning consents. The Development Plan which sets out the relevant policies in relation to development of these properties is National Planning Framework 4 (NPF4) (February 2023) and the Perth and Kinross Local Development Plan 2 (LDP2) (November 2019). In principle, rural housing policies within NPF4 and LDP2 are supportive of the redevelopment of redundant or unused buildings for residential uses where these are suitably scaled, sited and designed.

For further information about the planning process, we would be happy to put you in touch with our colleagues in the Savills Scottish Rural Planning team.

Gardens and Grounds

The property sits within past lawned garden areas, edged with a cluster of mature coniferous trees, providing natural shelter. There are two small garden sheds for storage and former raised plant beds. A paddock lies to the front of the property offering potential for grazing or landscaping with open views across Loch Tay. The wider landscape rises to open hill grazing behind the property.
