About this property

  • Attractive Grade II Listed Building

  • Mixed Use Property

  • Ground Floor - Commercial Let

  • 4/5 x Flats - Undergoing Modernisation

  • Tenure - Freehold

An impressive, late Victorian, landmark building, currently undergoing refurbishment and modernisation, set in a prominent corner location in the town centre overlooking The Green.

A most attractive Grade II Listed 4-storey building built around 1900 from brick walls with dressed stone features, under pitched slate roofs. The ground floor is let by HSBC and the upper floors have always been used as flats, which are accessed through a fine entrance hall and stairs off Middleton Street. The flats have not been lived in for a few years and the vendors have been carrying out a major refurbishment programme over the past year. On the first and second floor levels there is one 2-bed flat and one 1-bed flat, with another huge flat on the top floor. At the rear there is a small yard.

The HSBC Building is set in a prominent location in the town centre, on the junction of Spa Road and Middleton Street (the main shopping street). It has a lovely aspect to South-east, and overlooks The Green and Commodore Hotel. Within 200 yards there is a good range of shops, the famous Hotel Metropole (126 en-suite bedrooms) and a good range of independent businesses, cafes, etc. The beautiful Lakeside Park and Rock Park, and Railway Station are all within 1⁄4-mile.
Llandrindod Wells was developed by the Victorians as an important Spa Holiday Resort and it has been the County Town of and administrative centre of Powys since 1974, giving it a better range of shopping and business facilities than would be expected for a town of c.5150 residents, to include a Tesco Superstore, Aldi Supermarket, successful schools, Hospital and Railway Station (Shrewsbury to Swansea line). Excellent leisure facilities include a Theatre, Library, active U3A, indoor and outdoor bowls (International quality), historic “Harry Vardon” 18-hole Golf Course (with a driving range), Game and Coarse fishing. The market towns of Builth Wells, Rhayader, Knighton, Brecon and Newtown are 71⁄2,10,19,24 and 26 miles distant, with Hereford, Abergavenny and Aberystwyth all about an hour’s drive. Cardiff, Swansea, Worcester and the Severn Bridge are just over a 13⁄4-hour drive (dependent on traffic conditions). In multiple Rightmove surveys Llandrindod Wells has been declared “ The Happiest Town in Wales” and it has previously won “Friendliest Town to move to”

The Property

This branch of the North and South Wales Bank was completed by 1900, most probably by the well known bank architects Woodfall and Eccles of Liverpool, who designed additions in 1924. This bank amalgamated with Midland in 1908 and it became HSBC in 1992, who sold and leased it back (Current Rent £5,625 / quarter). This is the only Bank in the area, so it serves Llandrindod Wells, Builth Wells and Rhayader, and it holds the accounts for the County Council, Royal Welsh Show and other major employers, so we understand that its future is safe. This Grade II Listed building runs around the corner with three storeys and attic, and is constructed from brick walls with ashlar stone facing to the ground floor, under a pitched slate roof with parapet detail and original wood panelled interior. The manager lived in a flat over the bank at first floor level and there are four more self-contained flats, and basement vault storage under the bank. The flats have been unoccupied for a (truncated)
