Reception & Living Spaces - A striking triple‐height entrance hall offers an impressive welcome, with a handcrafted oak staircase rising beneath a glass‐panelled gallery landing, allowing light to flow throughout the home.

The layout has been thoughtfully designed for modern living, featuring an expansive open‐plan kitchen, dining and living space, a beautifully proportioned lounge, and a versatile front room suitable as a study, snug or playroom.

A Statement Tom Howley Kitchen - The heart of the home is a bespoke Tom Howley kitchen, expertly crafted and designed for both everyday living and entertaining.

Key features include: Quartz work surfaces and a curved central island with inset sink and Quooker tap Bertazzoni range cooker, a concealed and exceptionally spacious walk‐in pantry. A generous separate utility room providing additional storage and workspace. Bi‐fold doors open directly to the rear garden, framing open countryside views and ensuring an abundance of natural light.

Comfortable & Inviting Living - The main living room offers warmth and character, centred around an exposed brick fireplace with a solid oak beam. Throughout, the house has been designed with an emphasis on balance, proportion and calm, creating beautifully composed and inviting spaces.

Bedroom Suites - The principal bedroom suite is a superb retreat, featuring bi‐fold doors onto a private balcony with uninterrupted views across the Vale of Belvoir. A walk‐in dressing room and elegant four‐piece en suite complete the suite.

Two further bedrooms and a family bathroom occupy the first floor, while the second floor hosts two additional double bedrooms, each with its own en suite, ideal for guests or older children.

Gardens & Grounds - The rear garden has been designed to embrace the property’s rural surroundings, with a generous patio providing an ideal space for entertaining or relaxation. The lawn extends towards open countryside, offering a peaceful and picturesque backdrop.

An oak‐framed double carport provides covered parking for two vehicles, with a private driveway offering additional parking for several more.

Heating & Efficiency - Mulberry House benefits from underfloor heating throughout, powered by an energy‐efficient air source heat pump, delivering consistent warmth, reduced running costs and a sustainable low‐carbon approach to modern living.

Location
Thorpe Arnold is a small village located to the northeast of Melton Mowbray. The parish church of St Mary the Virgin is located in the centre of the village and is constructed of local Ironstone and set in beautiful grounds.

The village is about two miles away from Melton Mowbray at the northern end, which has a large superstore. The town centre is bustling and has a number of amenities whilst Thorpe Arnold itself sits on the A607 onwards to Waltham on the Wolds and Grantham.

Historically the village is recorded in the Doomsday Book, among numerous English manors held by Hugh de Grandmesnil, sheriff of the county of Leicester, richly rewarded by William the Conqueror for his part in the Battle of Hastings 1066. Latterly the Duke of Rutland, who bought much of Thorpe Arnold in 1715, owned both villages.

Melton Mowbray Golf Club, one mile from the development, is set in rolling countryside with outstanding views across the Leicestershire Wolds, they welcome golfers of all ages and abilities to join us on our verdant parkland course. Thorpe Arnold Cricket Club is half a mile the development and is a very active club being represented in a number of leagues and divisions.
