*** Vendors comments *** "If these walls could talk, they would tell you about thirteen happy years, They would tell you about the smell of Sunday morning pancakes drifting from the Kitchen, the sound of our son's first bicycle wheels on the garden path, and the gentle hum of community life beyond our front door.

When people visit, they always comment on the Kitchen. It is a proper, large kitchen with an abundance of storage, we have never wanted for space. It has been the backdrop to countless family meals, homework sessions and lazy Sunday mornings with the papers.

We have taken such care of this home. Just before our son was born in 2020, we freshened everything up with new decor, creating a bright and welcoming nursery and giving the whole cottage a modern feel while preserving it's character. Over the last few years, we have made little updates here and there, always keeping the cottage's charm intact.

The garden is where our six year old son has spent the best years of his childhood so far. We have watched him learn to ride his bike out there, chase bubbles and play endless imaginary games. It is the perfect size, private, easy to maintain, but generous enough to feel like your own slice of the outdoors. For a ground floor cottage conversion, outside space like this is a rare treasure.

The cottage itself holds a secret. It was extended back in the 1970's, cleverly opening up the bedroom space to give us more room to breathe. The footprint is generous, and while it has been perfect for us as a family of three, we know there is scope for a new owner to put their own stamp on it, perhaps reconfiguring or modernising further to make it entirely their own.

We could write a book about why we love living here. Our son goes to Cranmer Primary School, and we cannot speak highly enough of it. It is a wonderful school with a real community feel. Ofsted rated it "Good" in their most recent inspection and parents view results show that over 80% of parents agree their children are happy and make good progress there. Watching him thrive there has been a great joy.

Having Morden Hall close by, has been a dream. It is a National Trust gem with the most beautiful rose garden, over 2000 roses apparently, and riverside walks along the Wandle Trail. It feels like a countryside escape, yet it is just a stone's throw from home.

For a quick coffee fix, Forty Coffee is our local go to. It is a charming little spot with great coffee, incredible pastries (the pistachio doughnut is legendary), and they even do wine evenings and comedy nights. The baristas are always smiling, and it has that lovely community vibe.

For family adventures, The Cannons leisure centre is right there for swimming and fitness, and Mitcham Common is on our doorstep. At 182 hectares, It offers acres of woodland, grassland, and the pretty seven Island pond. Perfect for long weekend walks and fresh air.

Commuting from here has been a dream. We can get the train, the tram or the tube with such ease, but our favourite has to be Mitcham Eastfields. The line into the middle of the city is, without a doubt, the best. You can be at London Victoria or London Blackfriars in around 20 minutes. It gets you into the heart of London quickly and comfortably, yet coming home feels like retreating to a peaceful village.

We live opposite the site of the old fire station, right on the edge of Cricket Green. There is something rather special about that. The original Mitcham fire station was built here in 1972, though the area's firefighting history goes back even further, records show a steam fire engine here as early as 1887. During the war, firefighters from this very spot attended major incidents during the Blitz. You feel that sense of history when you walk through the neighbourhood. The station has moved to it's new modern home in 2015, but the heritage remains.

And then, of course, there is the Cricket Green itself. It is reportedly the oldest cricket ground in continuous use in the world, they have been playing here since 1685. On summer weekends, we open our curtains to the sound of leather on willow. It feels like living in a picture postcard, yet we are minutes from central London.

When we think about leaving, it is the little things we will miss. The friendly waves from neighbours. The sound of cricket on the green. The knowledge that we live opposite a piece of London's history. The way the light hits the kitchen in the morning. The garden fence our son has measured his height against every year.

This home has given us thirteen years of happiness. It has seen us grow as a couple and as a family. Now it is ready for new owners to write their own story within these walls just opposite the old fire station, on the edge of the world's oldest cricket ground.

We are only leaving because we are moving back to Denmark to be closer to family. Otherwise, we would stay forever. This has been our sanctuary, and now we are ready to pass it on to someone else who will love it as much as we do.
