Property Insight
Set behind a wide, secluded frontage on the edge of Barley, this is an unusual offering: A substantial detached family home paired with its own separate detached bungalow, the two sharing a private plot of around an acre with open countryside on every side. The arrangement makes multigenerational living possible without compromise, giving relatives or grown children a self-contained home just steps from the main house, with clear scope to develop the plot further (STPP).

Inside the main house, a wide entrance hall with wood flooring opens to a study and a cloakroom. The kitchen/breakfast room is the heart of it - dual-aspect with double French doors, modern units, stone worktops, an island breakfast bar and integrated appliances including a Quooker boiling-water tap, with a separate utility alongside. The triple-aspect lounge carries a dual-aspect brick fireplace and links to the dining room through oak bifold doors, opening into one large entertaining space or closing into two; the dining room’s own bifolds give onto the patio. Underfloor heating runs throughout the ground floor, and the generous principal bedroom above takes two walk-in wardrobes and an en-suite.

The detached bungalow carries the same feel on a smaller scale, with open-plan kitchen, dining and living space opening to the garden and two double bedrooms, the principal en-suite. Outside, the shared garden is laid mainly to lawn with paved and decked sitting areas, raised beds and mature trees, and a two-storey outbuilding provides a games room below and an expansive playroom above.

Location - Barley
Barley is a north Hertfordshire village within easy reach of Royston, Saffron Walden and Cambridge. Unlike most villages of its size it has a genuine range of amenities, including a post office, doctors’ surgery, well supported town hall, village church, riding school, village shop, primary school, recreation ground and two village pubs. Worth particular mention is the Fox & Hounds, a recently renovated pub and restaurant that draws visitors from miles around, already nominated for a Michelin star and voted among the top 50 gastropubs in the country.

The village is surrounded by beautiful countryside while remaining well placed for national road and rail networks, making it a practical choice for commuters. Royston station is a 10 to 15 minute drive away, with a regular service to London Kings Cross taking as little as 39 minutes. The M11, A14, A10 and A1 are all close by, and Stansted airport is around half an hour away.
