Guide price £325,000 - £350,000

This stylishly presented two bedroom flat occupies an unusual position on the edge of Cossall Park. The property offers 671 square feet (62 square metres) of internal space, including a sizeable open-plan living and dining area with a separate but adjoining kitchen. The kitchen has been beautifully appointed by the current owners, providing ample storage and preparation space. Also recently updated, the bathroom features a contemporary walk-in shower. A large utility room offers considerable storage, making the flat as practical as it is stylish. Replacement double glazed French doors open directly onto the garden, creating a seamless connection between indoor and outdoor living. The private walled garden wraps around two sides of the property, offering a rare sense of seclusion and direct access to green space, with Cossall Park immediately beyond. This outdoor area is perfect for relaxing, entertaining, or gardening.
Heating and hot water are provided centrally (costs are added to the service charge). Parking is available within the estate. The property is offered with no onward chain.

The current owners comment: "We have loved living here for 7 years. Living within the park itself means there's no road noise and just makes it feel like there's a lot of green space. We fixed up the flat when we bought it and are really proud of the home we created. We particularly like that the kitchen and living space are separated but still connected, so your social time doesn't have to all be spent in one space in the flat. The wrap-around garden means we get morning sun on the side patio and then afternoon and evening sun into the garden without the flat getting too hot in the summer. The internal utility room, which facilitates the hot water tank for the communal heating and hot water is great for extra storage. Having the space to store bikes, both inside the flat or outside, is a real plus for us as is having the side gate access to go straight into the garden. Peckham is a great place for food and drinks as well as having lots of green space. New additions to the Queens Road area include Connies Pizza by the station, which is great, alongside some longstanding favourites, such as Blackbird Bakery and Prince of Peckham. Everything you need from both Rye Lane and Nunhead High Street are within easy walking distance. Since becoming parents, there's also a wealth of things to do with kids in the area which we didn't even notice before. The Estate itself has a great community spirit which makes it easy to get to know neighbours, with a residents association as well as gardening and other neighbourhood groups.”
