About this property

Salt Hill is an exquisite five-bedroom mid-century home spanning some 2,000 sq ft, with long, leafy views over its expansive, tree-studded grounds. Inside is a picture of period distinction, with fine original details and a symmetrical lateral plan that cleverly apportions spaces for private retreat and congregation. In total, the house has more than two and a half acres of land, including a large paddock, as well as an outbuilding and a carport. The picturesque centre of Cambridge is easily reached by car, bus, or cycle across the beautiful Grantchester Meadows.

    The Building

Originally built by King’s College, Cambridge, to a design by Kenneth Capon of architecture practice Architects' Co-Partnership, Salt Hill was completed in the late 1950s as accommodation for a university fellow. It was bought from the College by the current owners’ parents in the 1980s, at which point a pitched roof and an external brick layer were added in a manner sympathetic to the original building’s design.

Inside, its period integrity is brought to the forefront: Rich panelling, tiled floors, and swathes of timber-framed glazing are telltale signs of the home’s period. It was featured in a Country Life article in 1961, where it was described by architectural historian Mark Girouard as "a building in which one can feel the minds of the architect and client at work; no formulas, new or old, have been taken for granted." Nikolaus Pevsner also praised the home in the Cambridgeshire edition of his celebrated ‘The Buildings of England’ series.

    The Tour

The house lies in a private position off Bridle Way, a leafy countryside road that extends from the centre of Grantchester. Its low profile is anchored in its green surroundings, framed by shrubs and bushes on the front approach and by lawned areas beyond. A shingle driveway sweeps up to the front of the house, providing plenty of space for parking in addition to the separate carport.

The glazed front door opens to an entrance hallway, a bright, thoughtful room that sets the tone for what lies beyond. Original doors remain throughout and have been well-placed to enhance the home’s circular feel. In the centre of the plan are the interconnected living spaces, where banks of glazing provide a point of entry to, and unbroken views of, the garden.

The capacious living space is on one side and is a versatile room filled with natural light. White-painted brick walls provide a neutral backdrop for art and furniture. A door opens to the kitchen, which has taupe-grey cabinets arranged in a u-shape below a trio of timber-framed windows. Opposite is space for a dining table and chairs, in front of more doors to the garden. Both the kitchen and living space are grounded by wonderful quarry tiles and have evocative timber-lined ceilings.

A Jack-and-Jill utility room and a separate WC can be accessed from the hallway. The home has two wings - once known as the children’s and adults’ sections - at the eastern and western ends of the house, with three and two bedrooms respectively. All are marvellous spaces with original panelling, floor tiles and garden views. The room currently used as the principal has built-in storage and a smart en suite bathroom. One of the bedrooms at the home’s eastern end is used as a peaceful study. A second bathroom, with characterful original tiles, lies in the west.

    Outdoor Space

Encircling the house, the gardens are an important part of Salt Hill’s design. Mature trees softly delineate open lawns, casting pockets of shade to sit beneath on bright days, while to the side of the house lie productive vegetable beds. From the living spaces is a south-facing dining terrace, an idyllic spot for long summer lunches.

Spanning some 2.77 acres in total, the grounds are largely given over to the adjacent paddock. There is also a large outbuilding, used predominantly as storage and as a workshop at present. A large carport provides space for two cars.

    The Area

Known for its natural beauty, Grantchester is a picturesque village on the leafy fringes of Cambridge, a short punt or cycle from the city centre. It is home to Grantchester Meadows, a 50-acre network of riverside fields owned by King’s College. Byron’s Pool is another lovely local spot and is named after the poet, who used to swim in its waters. Today, a variety of wildlife can be spotted here, including little grebes and grey wagtails.

Granchester is a delightful village, with several pubs, including The Rupert Brooke and The Grantchester Green Man, along with the Cambridge Gin Distillery and the popular local Java Coffee Club and lovely Orchard Tea Room. The village of Barton and nearby Newnham, on the fringes of Cambridge, are both a few minutes away by car, bus or cycle and provide a general convenience store and post office outlets along with an enticing delicatessen at Burwash Manor Farm and Maison Clement, a wonderful bakery in Newnham.

The centre of Cambridge is a short drive or cycle away, or around 40 minutes on foot via Grantchester Meadows. The city’s striking historic architecture and world-class university might have established Cambridge’s international reputation, but newer additions have proven it to be a city perfect for modern living. Local food favourites include Fitzbillies, The Garden Kitchen, and Fancett’s, while the exceptional house-gallery Kettle’s Yard is always worth a visit. We've written more about our recommendations in Cambridge in our residents' guide.

The area is known for its excellent schooling options. The University of Cambridge Primary School, Chesterton Community College and Hills Road Sixth Form College are all well-regarded and close to the house. The house is also well positioned for several independent schools in Cambridge, including King’s College School, St John’s College School, the Leys School, the Perse School and the Stephen Perse Foundation schools.

Cambridge station is approximately 15 minutes’ drive or cycle from the house and provides train services to London in under an hour. Cambridge South is due to open in June 2026, providing a further handy access point onto the train network. Road connections are excellent for travel by car into London and to both the north and the south. For international travel, Stansted Airport is around 40 minutes’ drive away.
