We are delighted to be offering this stunning detached converted barn, one of a handful of properties in an idyllic rural setting yet, remarkably, just a stone’s throw from Honiton and all its amenities. A truly enchanting location with an abundance of wildlife, amazing nighttime skies, and a great sense of tranquillity to be enjoyed.

The property offers wonderfully light and bright accommodation which is full of charm and character. A wealth of exposed timbers are complemented by oak finger-latch doors and oak flooring, and the home benefits from cosy oil-fired under-floor heating. The huge original barn doors remain as a lovely feature either side of a spectacular entrance with large double-glazed picture windows which rise to first floor height in the reception area with its vaulted ceiling and galleried landing.

The superb open-plan living space flows seamlessly from kitchen to dining to sitting room, yet each retains its own identity with the option of intricate carved timber sliding screens to add privacy to the sitting room. There is a fine open fireplace with a flagstone hearth and a timber beam, and French doors to the patio giving a view of the garden and grounds. The kitchen comprises handmade Elm units and polished marble worktops. Integrated appliances include a dishwasher, fridge, freezer, and a Brittania electric range cooker.

The galleried landing includes a large store cupboard and overlooks the reception area below. The master bedroom features oak flooring, handmade oak wardrobes, and a lovely view of the garden and grounds beyond. The en-suite shower room includes a vanity unit, tiled shower, wc, and a heated towel rail. There are two further bedrooms (one with handmade oak wardrobes) with oak flooring and downlighters. The spacious family bathroom includes a vanity unit, wc, bidet, bath, and shelving for linen.

Outside
The barn is approached via its own long private drive and there is space for several vehicles. The immediate garden features lawns and pathways edged by flower and shrub borders, with the path extending around the whole property. A brook with a bridge adds a dynamic twist to this delightful area.

Tucked away on one side is an enclosed and terraced vegetable garden with raised beds. From here, gates lead to an extensive area of paddock and pasture loosely divided into three main areas (the whole property amounts to 2.46 acres). There are lovely views of the surrounding countryside, including to Roundball Hill.

Extremely useful outbuildings include a detached open-fronted Barn 5.9m x 5.9m and Workshop 5.9m x 3m, which are of modern timber construction beneath a profile steel roof and are well-equipped with power and lighting. Detached Office 3.62m x 2.37m with tiled flooring and a pitched tiled roof.

Directions
From Honiton town centre take the A375 Sidmouth Road and turn left at the ‘Tesco’ roundabout into Battishorne Way. Take the 4th right into Honiton Bottom Road which quickly becomes Brand Lane. The entrance to Combehayes Farm is a short distance on the left. What3words: Doll.engrossed.heave
