A characterful listed farmhouse and steading, offering privacy, paddocks, stables and outstanding views

Description
Underhill Farm dates from around 1835 and was originally part of the Drummond Estate. The property has undergone many changes over the years, and is now an enormously characterful and versatile home that continues to offer potential for renovation or redevelopment to suit a new owner's requirements.

The main entrance to Underhill Farm is via its attractive courtyard. The reception hall and kitchen are now at the heart of the house linking the farmhouse house to its former outbuildings.

The original farmhouse forms an east wing, and within its thick stone walls is a cosy sitting room and five bedrooms arranged over three storeys, together with two bathrooms and a shower room. The elegant staircase, windows and panelled doors retain the property's traditional charm, as does the old front door which leads directly into the garden. At this end of the house there is also a utility room, WC and a cloakroom with space for coats, boots and seating beside a wood-burning stove. From the entrance hall, a dedicated staircase leads to a double bedroom with its own bathroom; ideal for guests or as the principal bedroom.

The kitchen was refurbished in 2018. It has a white four-door aga, painted timber cabinetry, a central island and space for a large dining table. From the kitchen there is access to a sheltered and south facing terrace, ideal for eating out in the summer.

Beyond the kitchen, the dining room and drawing room have been created within old farm byres. These impressive, vaulted rooms are perfect for entertaining. Steps lead from the drawing room up to a study created within the attic above the outbuildings. The house also has a basement which is used principally as the boiler room.

Outbuildings
The outbuildings form an attractive courtyard and include kennels, a workshop, a tool store and a tack room. Adjoining these and connected by a covered passage is a stable yard with three loose boxes. There is also a timber garage/store and two greenhouses.

Garden
Underhill Farm is approached by a hedge-lined driveway planted with snowdrops and daffodils. The house sits centrally in its garden which is divided into a series of ‘rooms’, largely defined by beautifully clipped hedges. In the kitchen garden a series of rectangular beds are laid out in a parterre. The enclosed orchard is under-planted with a mass of spring bulbs; a charming seating area occupies the site of a former horse mill and mown paths weave through a wildflower garden.

Land
The property extends to approximately 4.77 acres in all, of which around 2.5 acres of grazing are divided into a paddock and two fields. The land is ideal for keeping horses or hobby livestock. Lastly, there is a pretty copse of mature hardwood trees.

Location
Underhill Farmhouse is situated about a quarter of a mile south of the village of Muthill. The property enjoys complete privacy being set well back from the road at the end of a private, hedge-lined driveway.

Muthill is an attractive and historic village with a strong community identity. It is centred around the remains of a medieval church alongside an active parish church, a village hall, a primary school and an award winning hotel and restaurant.

Crieff is just two miles north and has a wide range of amenities including supermarkets, independent shops, galleries and a few professional services, together with a health centre. The town has developed a reputation for its specialist food retailing with a selection of cafés, delicatessens and restaurants, including the Michelin-starred Lalique at Glenturret. Leisure facilities are available at the Strathearn Community Campus and Crieff Hydro. The delightful village of Comrie is 8 miles to the west, with more independent shops and picturesque walks in the foothills of the Grampians.

Gleneagles Hotel and its renowned golf courses are six miles to the south. There are also local golf courses at Muthill (nine-hole), Crieff, Comrie and St Fillans. The surrounding countryside is mainly agricultural and parkland belonging to Drummond Estates, with Drummond Castle and its celebrated Italianate gardens located about one mile away. In the distance the hills of the west highlands form impressive backdrop to Underhill’s idyllic setting. Underhill is ideally positioned for enjoying a rural lifestyle while also being in commuting distance of both Edinburgh and Glasgow. Rail services are available from Gleneagles Station (7 miles) and Dunblane (14 miles) as well as in Perth (22 miles). In addition to international airports at Edinburgh (46 miles) and Glasgow (52 miles), Dundee Airport (39 miles) offers daily flights to London.

Educational provision includes a primary school within the village and secondary schooling in Crieff, together with a choice of independent schools including Ardvreck and Morrison’s Academy in Crieff, as well as Glenalmond College, Dollar Academy and Strathallan School which are all within approximately 19 miles of Underhill Farm.
