Property
This very well presented home is superbly located for both Falmouth and Penryn as well as the beautiful countryside of the North Helford. Impeccably presented, the home is turn-key ready and is offered chain free.

Having been bought a few years ago, the owners have comprehensively modernised and updated the property creating light and bright rooms with a flexible layout offering space for a family, to work from home and have a gym or studio.

Approaching the property, the gravel driveway offers plenty of parking for two or three cars, or has space for a trailered boat or caravan etc. There is a car port in front of the former garage for covered parking.

There is a raised planting area to the front providing a splash of colour to the front garden.

Entering the home there are two double bedrooms to the front of the property. Both rooms are nearly the same size with one having the benefit of a large built in wardrobe, while the other has space for freestanding furniture.

A third double bedroom, which is actually the largest of the three is towards the rear of the original bungalow and is currently used as a delightful nursery.

To the back of the original part of the house is a recently installed kitchen with a range of white floor and wall mounted shaker cabinets with a solid wood worktop. There is an integral oven with gas hob over, fridge/freezer and dishwasher. A Belfast sink sits below the large south facing window overlooking the rear courtyard. From the kitchen there is a rear hallway with a door leading out to the courtyard.

The family shower room has full-height tiles, a heated towel rail and a wall mounted vanity unit.

The house has been extended a couple of times in its lifetime. The most recent of which, some 20+ years ago, created a superb living/dining room which projects out from the rear of the house. This 27’ x 14’ room features a hardwood floor and a patio doors leading out to the courtyard.

To the opposite side of the courtyard is the garage which has now been adapted to create a gym, workshop and storage and has the benefit of a cloakroom. This is a great space for storing bikes, surfboards, sailing equipment etc or could be adapted into an artist or music studio. Adjoining this is a nice sized utility room with plenty of space for both a washing machine and tumble dryer as well as shelving and drying racks.

Separate to the house is a large 130sq.ft office which had previously been used as a beauty salon. Ideal for those working from home as it can be accessed from a gated side path from the front drive.

The South facing courtyard between the wings of the house is a sun trap. Landscaped for ease of maintenance, there is a patio area outside the sitting room and kitchen and a lounging area at its end. The garden and courtyard is fully fenced for privacy.

For those looking for a superbly located, well presented and energy efficient home, this property should certainly be considered.
Surrounding areas

Mabe Burnthouse is a small village on the outskirts of Penryn. The village offers everyday amenities including local stores, Post Office, a children’s playground and a public house with larger superstores a couple of minutes drive half a mile from the house. There are regular bus services available from the village to nearby towns, Penryn 1.5 miles away and Falmouth approximately 4 miles away.

Penryn is a charming, ancient town with a great deal of history with a large proportion of its buildings dating from Tudor, Jacobean, and Georgian times. Due to this, it has been designated an important conversation area. The town is on the Penryn River about 1 mile northwest of Falmouth. Penryn was once an important harbour in its own right, landing granite and tin to be shipped to other parts of the country and world during the medieval period. The town has a wide range of amenities from public houses, cafés and a number of different independent trades and businesses along its main high street.

Falmouth is the 3rd largest natural harbour in the world and is guarded by the impressive castles of St Mawes and Pendennis. In the summer, the bay and 'Carrick Roads' are a hive of marine activity. This charming university town has full range of amenities and is a vibrant community known for its creative energy, rich maritime history, and stunning natural landscapes. It is home to the acclaimed Natural Maritime Museum, a range of independent and national coffee shops, bars and restaurants, the beautiful Gyllingvase beach and seafront.

Falmouth is a hub of activity, offering something for everyone. Whether you’re drawn to its many art galleries showcasing contemporary works, independent film venues, or live music, there’s always something happening. The town also boasts a fascinating maritime heritage, and its year-round calendar of festivals and events ensures that there’s always something new to explore.

For outdoor enthusiasts, the nearby areas of outstanding natural beauty along the Helford and Fal Rivers provide the perfect backdrop for family days out, scenic walks, water sports, and boat trips. Amongst these, there are fantastic walks at the Argal and College Reservoirs. This is an area of great natural beauty with rolling hills and rural scenes. The Reservoirs extend to around 100 acres and are designated as a nature reserve and are a mecca for bird watchers and fishermen. A circular walk of about 2 miles around the reservoirs passes through woods and meadows.

A short drive leads to the North Helford area where you will find National Trust Gardens, Trebah and Glendurgan and the impressive sailing waters of The Helford Passage.

The city of Truro is approximately 10 miles distant and accessible on a Falmouth to Truro branch line.

This home offers the ideal location for anyone looking to enjoy the best of both worlds: A peaceful retreat with easy access to Falmouth’s vibrant town centre and its stunning natural surroundings. Whether you're a family, a couple, or simply seeking a home in a beautiful, well-connected area, the surrounding landscape offers something for everyone.
