About this property
This Grade ii-listed three-bedroom cottage lies within the picturesque Norfolk countryside, close to the village of Reepham. Once a workers’ cottage, this semi-detached house has been sensitively updated by its current owners, with pine floorboards and splashes of colour in the kitchen. Built in the early 1800s, the house is surrounded by approximately half an acre of land, while the north Norfolk landscape and coastline are within easy reach.
Setting the Scene
This house is one of a pair of former workers’ cottages, originally built as part of the Salle Moor Hall Farm estate. Constructed in the early 19th century, the house’s façade is defined by Norfolk flint walls, with gault brick dressings and a black pantile roof.
The cottage retains many of its period features, including casement windows with cast-iron detailing and a fireplace alcove in the sitting room.
The Grand Tour
An original timber door set into a brick archway forms the entrance to the house. At the front of the plan is a welcoming sitting room, filled with light from a pretty casement window with cast-iron tracery. An arched alcove is fitted with open shelving, and pine floorboards run underfoot here and throughout.
A bright kitchen and dining area sits adjacent. Here, cabinetry is washed in blue, and there is a colourful tiled splashback. Track lighting has been installed overhead, and cupboards provide ample storage.
A handy hallway and cloakroom lie to rear, perfect for muddy boots and giving access to the garden. A shared family bathroom has a bathtub with tiled surround and overhead shower and completes the ground floor plan.
An original timber staircase ascends to the first floor, home to three well-appointed bedrooms. The principal has a window with cast-iron tracery and far-reaching views of the enticing garden and surrounding landscape. Two additional bedrooms are illuminated by tall casement windows with treetop views.
The Great Outdoors
The house sits in approximately half an acre of land. Largely laid to lawn, a peaceful garden extends at the rear. It is home to a garage, a shed, raised beds for vegetables, a variety of mature trees and a pretty camellia plant. It also provides generous space to play and roam, alongside several spots to relax and watch the sun set in the big Norfolk skyline.
The surrounding fields and countryside create a sense of privacy and remove.
Out and About
Despite its rural location, there are several shops, cafes and restaurants within easy walking – or cycling – distance of the cottage. Part of the Salle Moor Hall Farm estate, the excellent All Day Brewing Company is just down the lane and has a taproom and kitchen. The estate is also home to Herbie’s Café, as well as a dedicated padel club.
Further amenities are found in nearby Reepham, including The Crown pub, Bread Source artisan bakery and Laid Back wine bar and pizzeria. The Bircham Centre is a community hub with a charity shop, a book room and a pretty walled garden.
There are endless opportunities for exploring in nature, including the wonderful Mariott’s Way cycle path, which can be accessed from a track close to the house. The sweeping shores of the north Norfolk coastline are close by. One of the region’s best trails, the Norfolk Coast Path runs for 84 miles from Hunstanton to Hopton-on-Sea across seaside villages, tidal marshes, sandy beaches and pine woodland. Pensthorpe Nature Reserve is around 16 miles away, while Cromer, Sheringham and Holkham are also within easy driving distance.
There are several schooling options in the area, including Reepham Primary, Buxton Primary and Gresham’s Prep School.
Norwich is a 40-minute drive away, and runs regular services to London Liverpool Street in just under two hours.
