Description
Situated in an elevated position with large gardens, bordering farmland, as its name suggests, Old Horspath Farm was a farmhouse with origins dating from the 1900s. Not listed, the property today retains many classic Victorian features, including well portioned rooms with high ceilings to main rooms.
Entered via a courtyard area, the front door opens to a hallway which continues through to the rear of the house. The bright kitchen, with quarry tile floor and a wood burning stove, has appliances including electric oven, ceramic hob, and refrigerator. The semi-open plan layout flows well with the kitchen opening to the dining room and the conservatory. The conservatory, also with quarry tile floor, makes a delightful breakfast room or additional reception room, depending on needs, and has double doors opening to the south facing terrace. There are steps to the utility room with butlers sink, washing machine and tumble dryer. Both the dining and sitting rooms, have wooden floors and working fireplaces. On the first floor the principal bedroom with wooden floors had a decorative original fire place, fitted cupboards and an en suite shower room. There are three further bedrooms, all with wooden floors, and a family bathroom.
The gardens extending to about 0.6 acres are a delightful feature of the property, with established shrubs and trees, a small pond, and terrace area to the side accessed from the conservatory. The courtyard has a useful store room and outside garden WC. The property enjoys right of way over a shared drive, with neighbouring Big Barn, and has two/three private parking spaces to the side of the house.
