The Great Gransden Farms are situated in the Cambridgeshire countryside, to the east of the sought after village of Great Gransden, approximately 7 miles from the market town of St Neots and 15 miles from Cambridge. The farm enjoys a rural yet accessible location, in an area well known for its agricultural productivity and rich history.
Access to major road networks is excellent, with the A1 lying 10 miles to the west of the farm and the A14 approximately 9 miles to the north, providing direct routes to London, the North of England, the Midlands and East Anglia. Local connections are also strong, with the A428 and A1198 both around 3.5 miles away, giving convenient access to nearby towns including St Neots, Huntingdon, Cambridge and Royston.
Farming
The arable farmland at Great Gransden Farms is managed in traditional crop rotation and extends to about 404.19 acres (163.576 hectares), with the balance being made up of grassland, woodland and miscellaneous areas, including buildings and tracks.
There is good access from Mill Road via an internal farm track running through the farm. The outlying fields all have good access directly from the public highway. These fields are located on the edge of Great Gransden village and present potential opportunities for change of use, subject to obtaining the necessary planning permission.
The land is classified as Grade 2 on the Soil Map of England and Wales and is most suited to the growing of high yielding conventional cereal crops. In recent years the land has been farmed in hand through a joint venture, under which vacant possession will be provided on completion.
The buildings at the farm include a 300 tonne temporary grain store with roller shutter doors and a general purpose building, both set over a concrete floor. There is currently a licence agreement in place for a third party to collect straw from the farm and store it in and around some of the buildings.
