Description
A substantial and elegant Category C listed country house set within the highly regarded Rosneath Peninsula, believed to have been built by James Dempster for the Church of Scotland as the manse for St. Modan’s Church.

Easter Garth is an impressive and generously proportioned detached home, quietly positioned within the charming hamlet of The Clachan on the Rosneath peninsula.

Extending to approximately 4250 sq ft with additional outbuildings, the property offers exceptional flexibility, making it ideal for family living, entertaining and home working.

The accommodation is traditionally arranged over three floors, providing well-balanced living and bedroom space, and begins on the ground floor with a welcoming hall and vestibule, leading to several versatile reception rooms. These include a formal drawing room with large bay window, fireplace with log burning stove and wood flooring; a combined sitting/dining room, again with bay window and fireplace; a comfortable lounge; and a conservatory, currently used as an alternative dining option, each offering excellent space and natural light. The kitchen is well proportioned and has a good range of units, freestanding island and range cooker, supported by a pantry, utility/laundry room and adjoining WC, while a dedicated office provides an ideal home working environment.

The upper floors offer an abundance of bedroom accommodation, comprising seven well-sized double bedrooms, five of which benefit from en suite shower rooms; there is also a substantial family bathroom with bath and separate walk-in shower. Five of the bedrooms sit on the first floor, while a further two are located on the upper level where there is also a kitchenette and valuable additional storage space in the eaves.

Easter Garth is complemented by attractive surrounding gardens which provide a peaceful setting for the house and enjoy a pleasant aspect. A driveway leads to the front of the house with parking for several cars. There are areas of lawn, ideal for recreation, together with space well suited to seating and dining in the warmer months.

The grounds also benefit from a selection of useful outbuildings, offering excellent storage and further flexibility for hobbies or workshop use.

Easter Garth is currently operated as a successful trading guest house, offering flexible accommodation that may appeal to those seeking an established lifestyle or business opportunity.

Location
Rosneath Peninsula lies to the north of the Firth of Clyde and is reached by the road from Garelochhead in its neck to the north and is bounded by Loch Long to the northwest, Gare Loch to the east and the Firth of Clyde to the south. Gare Loch has been used as a naval base since the 1830s and Faslane on the opposite side of the loch is a key naval base to this day. The peninsula is about eight miles long and is only two and a half miles wide at its widest point. A ridge runs along the centre from where there are magnificent views in all directions. Villages situated along the coastline include Rosneath, Kilcreggan (where there is a passenger ferry to Gourock) and Cove. Rosneath provides a primary school, two churches and local shops. The village has expanded in recent years providing housing for servicemen at the naval base and associated workers. There are further local shops at Garelochhead. Helensburgh on the opposite side of the loch is a larger town with a full range of supermarkets, independent shops and both local authority and private schools.
