Built by Bellway Homes in 2015 and set on a quiet cul de sac, forming part of the highly desirable Heartlands community in the West Lothian town of Whitburn, this is a very attractive, detached, four-bedroom house, with established gardens and a monoblock driveway. It is an ideal family home within commuting distance of both Edinburgh and Glasgow.
Owner/occupied with an excellent Home Report, the house sits under a pitched tile roof and has a rendered finish with the front façade being partially stone clad. The front door is protected by a porch and opens into the hall that has a light pine laminate floor that extends through to the spacious, west-facing living room which overlooks the front garden and is designed for comfort and relaxation. The kitchen leads directly off the living room and is large enough to accommodate a family sized dining table and chairs. It also has French doors opening onto a flagged patio and the back garden. The modern fitted kitchen features a multitude of white high-gloss cabinets with light wood laminate countertops and a contrasting dark blue subway tile splashback, a double sink and integrated appliances. A large useful store cupboard, with its door in the dining area, is concealed under the stair.
A utility room, again with access to the back garden, has a sink and both a washing machine and dryer and a separate partially tiled WC both adjoin the kitchen. The original integral garage has been converted into a family room and is currently used as a gym with its own private access to the front.
The principal bedroom has a built-in wardrobe with mirrored sliding doors that stretches the full width of the room and a naturally lit en suite shower room. There are a further three very well-proportioned double bedrooms, each with a built-in wardrobe, that will comfortably fit all necessary furniture. The windowed and tiled family bathroom has a three-piece suite. There is a ceiling hatch for entry to the roof space that is partially floored and insulated.
To the front of the house there is a monoblock driveway that is bordered on one side by a lawned area and shrubbery and on the other by a paved path leading to the back garden. The back garden is enclosed by a stone wall, surmounted by a timber fence, and is terraced. The terrace nearest to the house has a paved patio and path that leads to the steps to the lower terrace. The path has contrasting coloured gravel each side of it.
The lower terrace is paved and intended for al fresco entertainment; between the two terraces there is a lawn.
The house is double glazed, has gas fired central heating and the extra security benefit of the CCTV system.
Location:
Whitburn stands astride the old main road from Glasgow to Edinburgh not far from the western boundary of West Lothian and almost exactly half way between Scotland's two biggest cities. It was bypassed immediately to its north when the Dechmont to Whitburn stretch of the M8 motorway opened in 1969. It now offers an excellent base for commuters with its central location and excellent road links.
The town's thriving Main Street caters well for everyday needs and requirements, providing local and known high street retailers, the Xcite fitness centre that has a newly refurbished gym, a 25m swimming pool as well as a sauna, steam room and separate teaching pool, a health centre with pharmacy and the Whitburn Partnership Centre that includes the town's library and museum. For more extensive shopping, Livingston provides both The Centre and Livingston Designer Outlet that are a short car journey away.
There is a wide choice of schools including, at primary level, St Joseph's rc Primary School, Whitdale Primary School & Early Years Centre and Croftmalloch Primary School and, at secondary, level Linlithgow Academy, St Margaret's Academy and Whitburn Academy.
Nearby Polkemmet Country Park is a 168-acre rural visitor attraction for all the family to enjoy. The Park offers scenic woodland and riverside walks, and both play and picnic areas. West Lothian Leisure operates the park's golf course, driving range and Visitor Centre.
An M8 junction offers easy access to Scotland's busiest motorway, whilst Armadale train station can be found two miles to the north conveniently linked by footpath.
