Located within a sought after area of the New Forest National Park, the property enjoys an impressive entrance with a sweeping gravel. The heart of the historic village of Beaulieu is within only one mile and has excellent travel links to London and the airports by road and rail. The Georgian market town of Lymington lies approximately seven miles to the west with its marinas and yacht clubs. There is also a popular marina at nearby Buckler’s Hard. Beaulieu has a thriving primary school and easy access to a wide range of private and state schooling in the area, including Hordle Walhampton, Durlston Court, King Edward VI and Talbot Heath. The property is within the catchment area for Priestlands School and Brockenhurst College. The Beaulieu River Sailing Club is within one mile and offers opportunities for sailing enthusiasts, as well as the Royal Southampton Yacht Club in nearby St Leonard’s and Buckler’s Hard marina.

Our clients acquired Monkswell House some 38 years ago and were initially attracted to the character of the house, which dates back some 300 years in part. As a newly appointed consultant surgeon, location was of paramount importance for emergency access to both
Southampton and Lymington hospitals. The situation of the property had to also consider the requirements of a family with four children. The local primary school proved excellent for our clients’ children and the good bus service to King Edward VI, Southampton, Priestlands School in Lymington and Brockenhurst 6th Form College covered all educational requirements.

Apart from education, family life was significantly enhanced by the children learning to ride on the forest and sail on the river, with Beaulieu River and Sailing club being a short stroll from the house. The grounds host a hard tennis court and adjacent to the property is Beaulieu Cricket Club which allowed the children to embrace outdoor life and pursuits.

The property also allowed for our clients’ widowed mother to join them independently and the annexe affords a flexible arrangement which could suit an elderly relative or perhaps accommodate an au pair or guests visiting for extended stays.

With two children and many grandchildren still living within a few miles of the property the next generation are already beginning to enjoy summer months at Monkswell House. Not often would we comment that a house has perfectly fulfilled the requirements of a family, but from conversations with our clients, we can confidently report that the property has been a
tremendously happy home and the location has proved ideal for family life.

To the front of the property the grounds are screened with mature planting and fencing. Gated access leads along a tree lined driveway which has a turning circle and access to the timber barn and triple garage complex. This area is provides considerable parking provision and a pathway extends to the property.

The formal gardens are well stocked with mature trees shrubs and flower beds framing the house beautifully. The gardens rise to an enclosed tennis court and a winding nature path extends through an orchard and fruit garden. The upper gardens are adjacent to grazing paddocks and provide views over the Beaulieu Estate.
