Guide Price - £1,000,000 - £1,150,000
Set on this quiet residential street in the heart of North Kensington, this beautifully finished ground floor garden flat has its own entrance and offers over 1,000 sq ft of bright, lateral living space and a wonderfully calm feel throughout. Meticulously refurbished and extended to a high standard, the property blends smart modern design with the character of a mid-20th century building, creating a home that feels both stylish and easy to live in.
The heart of the home is the impressive open plan reception, dining and kitchen space, designed for modern life with plenty of room to cook, entertain, work from home and properly relax. Herringbone wooden floors, underfloor heating, high ceilings and excellent natural light give the flat a polished yet welcoming feel, while the addition of the sunroom draws the eye straight out to the garden and adds another layer of usable living space. The kitchen is sleek and practical in equal measure, fitted with Miele appliances, a quartz worktop and excellent storage.
The south facing garden is a real standout. Private, charming and not overlooked, it feels like a quiet little escape in Zone 2. With decking, a veranda for shade and just the right amount of greenery, it is the sort of outside space that genuinely gets used, whether for morning coffee, summer lunches or an evening glass of wine when the city starts to feel a bit too loud.
The principal bedroom is larger than usual, measuring close to 7m in length, and has been thoughtfully designed with built in floor to ceiling wardrobes, a stylish en suite and direct access to the garden. A skylight allows natural light to pour in, giving the room an airy and restful feel. The second bedroom is a comfortable double with excellent storage, while the third bedroom works well as a nursery, guest room or study. The main bathroom is finished to a high standard with contemporary tiling and a clean modern look.
There is also the added benefit of the demise of the front garden, double glazing throughout, a soft water system and a strong EPC rating of C, all of which add to the practicality of the home.
Oakworth Road is wonderfully placed for the best of North Kensington and Notting Hill. Kensington Memorial Park is moments away, with Portobello Road, Golborne Road and Westfield all within easy reach. For food and drink, you are spoilt locally with favourites such as Straker’s, The Pelican and Trailer Happiness, while Ladbroke Grove, Latimer Road and White City stations keep the rest of London within easy reach. It is an area with real creative energy, but this particular spot still manages to feel tucked away, which is quite the trick in West London.
This is a seriously well-considered home with strong proportions, excellent light, quality finishes and a private south facing garden that gives it a rare sense of balance between city living and somewhere to properly exhale.

A note from the owners:
We learned about Oakworth Road in North Kensington from our friends even before we started looking for the new place to live and moved here as soon as a property on it appeared for sale on the park (south) side of the road. It’s one of the few rare spots in London where you have the calm and lush greenery of the country - it strikes a perfect balance between comfort, accessibility, and community, offering a high quality of life with friendly neighbours, easy parking (K&C permit valid for the whole borough down to river Thames) and beautiful, secure, well-maintained surroundings. It combines the peace of a quiet, safe residential neighbourhood with the convenience of nearby shops, parks, restaurants, art galleries and easy transportation links.
We did extensive works in this property - we built two extensions doubling the size of the living room and the master bedroom using efficient heat insulation and heat/cold reflecting glass. We lowered the floor in order to get extra-high ceilings, installed the underfloor heating. A water softening system was installed for the flat as well as small but pleasant luxuries like the spa shower unit and bidet douche attachments for both wc's.
The garden was populated with various plants, mainly evergreen and flowering in different seasons, according to the garden design specialist at Tendercare, after replacing the top layer with quality soil. The hedge is the Portuguese Laurel, also evergreen.
From the moment we moved in, it felt like home. One of the things we’ve appreciated most is how bright and welcoming the space is throughout the day. The layout with its high ceilings, has worked brilliantly for us, whether it’s relaxing in the evenings or hosting friends and family. Also, it’s south facing, not overlooked, and incredibly calm - especially in the evenings as the park is locked up at dusk.
We’ve especially valued the sense of community in the area. It’s been a friendly and comfortable place to live, where we’ve felt settled and at ease. We’re now moving on to our next chapter, which is the only reason we’re selling. We hope the next owners will enjoy living here just as much as we have.
