About this property

Character three bedroom detached home offering modern family accommodation within spacious gardens.
    Offered with no onward chain.

    • Character detached cottage which retains many period features, which has been remodelled and modernised by the current owners over the last decade
    • Situated within walking distance of local shops and miles of open countryside including Arford and Ludshott Commons
    • Large plot with good sized front garden ensuring the house sits well back from the road and gated entry to a substantial back garden (more on which later!)
    • Off road parking for 3-4 vehicles is available from Southview Road. A wooden carport could be considered, as a neighbouring property has done
    • Oak stable back door opens into a rear lobby with coat storage area and cloakroom, with a similar attractive Oak stable door to the front of the house
    • The ground floor accommodation has been opened up to provide generous reception space that flows from one room to another, whilst still having defined usage
    • Overlooking the front garden are the sitting room with working ornamental fireplace and dining room with character fireplace housing a wood burning stove
    • Both are open plan to a kitchen/breakfast/family area that extends across the whole of the rear of the cottage with bi-folding doors onto the rear garden, a useful breakfast bar and a good range of cupboard storage with space for white goods plus integrated dishwasher. Pre-plumbing is conveniently in situ below the sink for a soft water softener
    • Moving to the first floor there are three good sized double bedrooms; the master benefiting from an en suite shower room with under floor heating, bedroom 2 enjoying an original ornate fireplace plus built in cupboard and shelving, while bedroom 3 also has built in shelving with plenty of space for wardrobing
    • A modern family bathroom with free standing claw foot bath completes the accommodation
    • Offered with no onward chain

There are gardens to both the front and rear; which can be enjoyed at different times of the day as there is decking both sides. The gardens have been landscaped to provide maximum enjoyment with minimal maintenance; perfect for a busy lifestyle. The front garden is really a tucked away garden, as no one enters from Beech Hill. It is mainly laid to lawn with well stocked borders. The rear garden is where you would send most of your time, and has been carefully landscaped with specimen Acers, a monkey puzzle tree, a magnolia and various other shrubs alongside a vine covered pergola walk (which does produce grapes!). A large decked area provides an ideal spot for dining and entertaining (a mature Jasmine climbing the house providing a fragrant companion) with the remainder of the garden being laid to grave. To one corner is a useful shed and to the other steps up to a large parking area.

Location: Southview Road is a quiet no through road offering a mixture of old and new properties which are predominantly detached. Further up the road is a lane to a small (little known) green, which is great for sledging on in the winter, King George V Green, whilst a few local shops are within a couple of minutes walk from the top of the road.

Headley Down itself is an attractive rural predominantly residential area, within easy reach of many acres of National Trust common, ideal for walking and riding including Ludshott Common, Arford Common and the more recently formed Headley Down Nature Reserve. In the immediate vicinity is a small convenience store and fuel station.

A newsagent, small delicatessen, hairdresser, doctors, primary school and The Holly Bush pub can be found in Headley village close by. Just a short walk on from Ludshott Common towards Grayshott is Applegarth, a restaurant, farm shop and cookery school.

A wider range of services and shops can be found in Grayshott, whilst high street shopping and mainline stations can be found at Haslemere and Farnham. Access to the A3 with motorway style connections to London, the South Coast and both London Airports is within a few miles.
