A renovated and extended Grade II listed cottage, in the heart of this picturesque village

Description
A pretty redbrick, three bedroom 18th century cottage set within this picturesque village and located on Sonning’s residential High Street. The cottage has been extended and updated throughout to provide flexible and well balanced accommodation.

A bespoke, secure pedestrian gate will provide access to the property, with the front door positioned to the side. On entering, you are welcomed into a large dual aspect sitting room, which leads through to the newly extended kitchen.

The kitchen is fitted with integrated appliances and a range of wall and base units and benefits from a feature roof lantern providing an abundance of natural light, together with French doors opening onto the garden.

At the opposite end of the cottage is a ground floor bedroom with a newly appointed en suite bathroom, making it ideal for guests or use as a flexible additional reception room.

Completing the ground floor is a separate cloakroom located near the front door.

Stairs lead to the first floor, where there are three bedrooms (two doubles) and a well appointed shower room.

Outside, there is side access to the garden and a paved patio area to the rear and side of the kitchen, ideal for al fresco dining. Steps lead up to a lawned garden beyond.

Parking is available on a first come, first served basis on the High Street, directly opposite the property.

Location
Sonning is a highly sought after and historic Thames side village, renowned for its period architecture and charming riverside setting. The village offers a traditional public house, The Bull, together with the well known riverside restaurant and theatre at The Mill at Sonning, and the popular Coppa Club hotel and restaurant, all contributing to the village’s strong lifestyle appeal.

The property is exceptionally well located on the High Street, with a delightful, traffic free walk to the River Thames and the Thames Path taking just a few minutes. The route passes The Bull Inn and continues through the churchyard via the footpath to the left of the church.

More extensive facilities can be found in the nearby market towns of Twyford, Henley on Thames and Reading.

Mainline railway stations at Reading and Twyford provide direct services to London Paddington and the Elizabeth line, while the M4 (Junction 10), approximately six miles away, offers convenient access to London, the West Country and the national motorway network.

Schools in the area are of excellent repute and include Reading Blue Coat School, Queen Anne’s School in Caversham and Shiplake College.

Sporting and recreational opportunities include boating on the River Thames and golf at a variety of local courses.

Square Footage: 1,081 sq ft

Directions
Leave Henley on Thames via the A4155 (Reading Road). Continue through Shiplake and, at The Flowing Spring public house, turn left towards Sonning. At the end of the lane, turn left onto the B478 and proceed straight across the mini roundabout, passing The French Horn restaurant and continuing over Sonning Bridge. Follow the road around the bend into Thames Street and, at the next mini roundabout, turn right into Pearson Road. Continue along the road as it curves to the right until reaching the junction with the High Street. Turn right and the property will be found on the righthand side, just past The Bull public house.
