The land is approached via a no through district road and further private track, before going on to Common Land, to reach the gateways of both blocks. The land lies some 1.25 miles from the minor district road leading from the rural village of Crosswell (a further ½ mile distant) towards the rural community of Penygroes (2 ½ miles) and the market village of Crymych (a further 2 miles) which provides for a varied array of everyday facilities, including primary and secondary education and health centre. The Pembrokeshire Coastline is some 15 minutes drive to the popular small town of Newport.

Directions: From the B4329 Eglwyswrw to Haverfordwest mountain road, take the turning for ‘Bethabara Chapel/Pontglasier’ in the centre of Crosswell. Proceed for approx half a mile and after passing the property named ‘Temple Gate’ turn right onto a minor district no through road. Continue along this road, until the end of the tarmac section and you’ll go onto a hardcore base section - once here, you will see a fork – bear left onto a concrete base lane, (with a right of way over it) and continue until crossing a cattle grid. Once over the cattle grid, you will see a hardcore/grassed track leading off on the right hand side onto the common land. You will continue on this track and the parcel can be seen a short distance further over, after crossing a stream. (please park on the edge of the track by the side of the lane (which leads over to mirianog ganol) and walk to inspect the parcel). Our ‘For Sale’ board will be on the gateway.

Services: No mains water supply in the vicinity. Mains electricity is connected to the respective nearby residential properties.

A level block of some 7.76 acres which has been boundary re-fenced in recent years. It has a few areas of scrub on it, which should be easy enough to clear if desired. Water courses run on the land.
