Jenny and Simon have owned this gorgeous garden flat in Hither Green since 2016 - drawn initially by its space, character and unbeatable location.

Over the years, J&S have carefully maintained and improved the property, creating a warm, practical home, that blends it's period charm with modern convenience.

The property benefits from a traditional Victorian setting while being moments from the buzz of modern Lewisham - sandwiched between Hither Green & Lewisham Centre.

Hither Green's tree-lined streets, strong sense of community and an abundance of green spaces - alongside the hustle and bustle of Lewisham - make this one of South East London’s most liveable pockets.

This is a home that offers both character and everyday functionality: Generous proportions, a bright living space, a contemporary kitchen and a private garden — perfect for relaxing, entertaining or simply enjoying a bit of your own outdoor space in London.

Why Jenny and Simon Bought It and What They’ve Done Since

J&S were originally drawn to the property for its size, alongside the convenience of the location and strong community feel of the area.

Since purchasing, they made improvements to ensure the flat is both comfortable and well maintained, including installing a new boiler, refelting the flat roof and even recently purchasing the Freehold (alongside the other residents) ensuring there are are no further service charges.

They've since moved to Gloucestershire for work, and aren't so keen on being full time landlords - so are passing their hard work on to you! The result is a home that is well looked after and ready for its next chapter.

Jenny and Simon’s favourite aspect of living here has been the balance the area offers:

"Having Lewisham on the doorstep, and the village feel of Hither Green (by the station pub) round the corner - really made it for us".

"As well as having our own outside space, there are so many parks and green spaces - it felt so much more of a community that we were part of then other areas that we’ve lived in London."

The Layout

The property offers well-balanced accommodation with a natural flow between spaces, ideal for both day-to-day living and hosting.

The living room is bright and inviting, enhanced by period features (such as the original full length shutters) and the large bay window.

The kitchen is well-sized and practical - leading onto the garden, while the overall layout makes excellent use of the available space typical for a Victorian flat. The two bedrooms and bathroom to the rear, give the sense of a hosting area and seperate sleeping / working area.

Outside, the private garden provides a welcome retreat, originally fully gravelled when purchased, J&S since made it a much more usable outdoor space to enjoy throughout the year.

The Location and Lifestyle

Living in Hither Green offers a rare combination of connectivity and community.

Transport links are great, with Hither Green Station, Ladywell Station and Lewisham Station all within around a 15-minute walk (according to Google), providing fast and flexible routes into Central London.

The area is particularly loved for its green spaces, with numerous parks nearby, ideal for dog walking, exercise or simply unwinding outdoors.

There’s also a fantastic local scene, including cafés like Good Hope Café, popular pubs such as The Fox & Firkin and Park Fever, both of which are favourites of Jenny and Simon, and a wide variety of independent restaurants and pop-ups reflecting the area’s diversity.
