Ty Rhosyn, Bontgoch, Ceredigion

A deceptively spacious and energy-efficient village home, Ty Rhosyn offers far more than first impressions suggest, combining flexible living space with a beautiful countryside backdrop. Located in a welcoming village with a strong sense of community.

Designed with timber-framed straw bale construction and passive solar principles, the property provides excellent insulation and low running costs. A wood-burning stove with back boiler further enhances efficiency, alongside a Feed-in tariff income of approximately £700–£1,000 per year. Energy rating of B.

The accommodation centres around a generous dining room with a striking glazed light well, creating a bright and sociable hub linking the kitchen, sitting room and conservatory. The sitting room enjoys views over the rear garden and open fields, complete with a wood-burning stove, while the large conservatory provides a light-filled additional living space with direct connection to the countryside.

Upstairs, a spacious and versatile landing with picture window, Velux and glazed floor panel offers ideal work-from-home or additional reception space. There are three well-proportioned bedrooms and a family bathroom with freestanding bath.

Externally, the property benefits from parking for 2–3 vehicles, a detached garage/workshop, and attractive gardens to the front and rear, backing directly onto open fields.

A rare opportunity to acquire a home that combines space, efficiency and rural outlook within a village setting.

From the current owners:
'We have thoroughly enjoyed living in Bontgoch. It's the best of both worlds as you are only a 15 minute drive from Aberystwyth but the location feels very rural and peaceful.
The most special thing about this village is the incredible nature you're surrounded with. There are numerous trails in the vicinity for long or short walks or bike rides. We get an array of birds on our feeders, regularly hear owls in the church trees next door, and the children in particular love seeing the lambs in the field adjoining our garden every year.
The neighbours are very friendly and the village community in Bontgoch is excellent. We have found that you can be involved in activities as much or as little as you like. We have enjoyed taking part in occasional village quizzes and get-togethers.'
