Charming And Unique One Bedroom Flat For Sale In Bushwood, Leytonstone.

Beautifully arranged one bedroom conversion flat for sale in the sought-after Bushwood area of Leytonstone. With its own private entrance and front garden, and a truly unique charm, this property offers a wonderful blend of character, comfort and lifestyle appeal.

As the only flat here with its own private front door, this and the property’s own front garden create a lovely sense of independence and homeliness. This is further enhanced by the route restrictions to nearby Davies Lane Primary School, minimising passing traffic and maintain the calm residential feel the area is so loved for.

With a front porch as your entrance vestibule, the main door opens straight into the bedroom – a clever choice by the current owners in order to incorporate the beautiful bay window into a wonderfully sociable open-plan kitchen and reception space.

The bedroom has been set-up with a mezzanine double bed, allowing for more floorspace and a cosy seating area underneath. Natural light is provided from a large window and the traditional-style door with small glazed panel and window above. There are stunning dark timber floorboards, room for your wardrobes and other storage, plus an open entryway into the kitchen which could easily be fitted with a door if preferred.

The reconfigured layout has opened the kitchen/dining area into a contemporary living environment perfectly suited to modern lifestyles. A comfortable and characterful space with ample room for relaxing, dining and entertaining, the practical freestanding kitchen design complements the apartment’s cool and flexible feel without compromising on functionality. There’s room for a good-sized dining table, and the bay window’s built-in seat is the perfect spot for a cup of tea and a catch-up – and even has some handy hidden storage beneath. There’s a real ‘country cottage’ feel to this space, with plenty of room for storage and your own personal take on the layout.

The bathroom maintains the home’s charming aesthetic, with an almost ‘art deco’ feel here. The white three piece suite consists of WC, large basin with storage below and bath with shower attachment and hidden storage space underneath. A built-in storage cupboard and black and white flooring complete the look.

One of the standout features of this lovely home is the outdoor space. The front garden belongs solely to the property and offers fantastic potential for keen gardeners or anyone wishing to create a welcoming entrance. To the rear, the larger communal garden is currently enjoyed almost exclusively by the property’s current owners, who’ve created an allotment-style space for growing and planting. The garden also benefits from gated access and a dropped kerb, with enough space to create off-street parking if desired, subject to any necessary permissions.

Bushwood itself remains one of Leytonstone’s most popular neighbourhoods, thanks to its strong sense of community, attractive tree-lined streets and proximity to independent cafés, restaurants and excellent transport connections. On your doorstep you have local favourites including Back to Ours, Panda Café and the Red Lion, and Leytonstone and Leytonstone High Road underground stations are both within easy reach. There are supermarkets, shopping centres and all essential amenities nearby, and if you’re looking for acres of open green space for morning runs, weekend walks or simply escaping the pace of city life, Wanstead Flats is just a couple of minutes’ walk away.

Charming, versatile and full of personality, this unique conversion flat offers a rare opportunity to enjoy peaceful village-like living while remaining wonderfully connected to the best of East London.

Here is what the sellers has to say.
We have lived here over 12 years- much longer than initially planned but just because it’s been really lovely in this friendly neighbourhood, it always felt secure too. The space inside we made open and adaptable, it has suited us well living and working here over the years. One of our favourite things was the big windows that give lots of natural light. Sitting on the bench by the bay window we love looking into the garden, it’s been joyful to grow so much here and see the flowers (and a mini pond!) from inside too. Gardening in the front gave us many opportunities to get to know our neighbours as well as many cats and dogs. We’re so lucky to have such a large communal garden too. As we always wanted to have an allotment it was perfect for us to be able to grow veg &
fruits there. Having the porch was really handy for us- we used it as a greenhouse so we could prepare seedlings to plant them out in the garden. It’s been amazing to be able to go for a walk in nature on a daily basis as Bushwood is just around the corner. There are big green spaces but the area is also well connected with the central line and overground. Convenient with lots of shops too including many lovely independent businesses. We must say if relocation wasn’t needed for us we would definitely live here longer!
