Description
Bateman Cottage is a stylish semi-detached cottage, very well appointed and kept immaculately to present the perfect Turn-Key home. Built in 2021, with brick and flint and attractive Georgian style sash windows, private parking and gardens, this is a home that has all the fundamentals of the ideal cottage close to the coast.
The house has an excellent layout, maximising the space available. A highlight is the exceptional open plan kitchen/dining/living space, with roof lantern bringing in lots of natural light, as do the bi-fold doors opening out to the garden, providing lovely rural views. This sociable space is the hub of the house, complete with electric Onyx fire adding to the aesthetics and cosiness in the winter, whilst the connection to the garden and adjoining terrace is perfect in the summer. The kitchen is by Bryan Turner, known for their attention to detail and clever use of space, and includes integrated appliances with a wide peninsular providing lots or work space as well as a breakfast bar.
The ground floor continues with a practical utility room, with bespoke cabinetry keeping functional items hidden, this leads through to a WC, whilst at the front of the house is a cosy study/sitting room, and the front door opens to a boot area with bench and coat rack.
The first floor hosts two spacious double bedrooms, both of which are en suite with well fitted shower rooms. The room at the back of the house has won the label of principal bedroom, mainly thanks to waking up to the east morning light and the fantastic views over farmland, and newly installed air conditioning to create your optimum sleeping temperature. Both bedrooms have useful built in wardrobes. The staircase continues up to the second floor, with the third double bedroom complete with en suite bathroom, with freestanding bath and shower attachment. A large wardrobe, natural light via velux windows, and a further independent storage area. All en suites feature bluetooth speaker back lit mirrors where you can play music whilst in the shower.
The entire ground floor of the house has underfloor heating, with the house powered by an air source heat pump.
Outside
The gardens to the cottage are charming, with ease of maintenance in mind yet creating a lovely aesthetic to compliment the house. On arrival, at the front of the house is a small lawned area bordered by estate fencing and lavender beds. A gravelled driveway continues round to the back of the house, where there is two private allocated parking spaces. This drive is shared with one other neighbouring cottage.
The main garden is behind the house, bordering onto open farmland. The gardens are helpfully enclosed, partly by attractive willow weave fencing, and estate fencing to allow for views over the countryside. An initial paved area adjoins the house, perfect for the alfresco dining and sitting area, with the paving continuing round to the north of the house with a storage area.
An area of lawn is flanked by a herbaceous path and paved path, which leads to steps up to a further lawned area with lavender beds, olive tree, and box hedging, together with a garden shed for the storage or garden equipment and bikes for when cycling to the coastline.
Much like the house, the gardens are in brilliant order and ready to enjoy. There is an EV charger installed to the garden fence, external power sockets, outside tap, and gate light and up-lighters on the willow fencing with dusk to dawn sensors.
