The Estate
Widely regarded as one of the earliest expressions of low-rise, high-density housing in the UK, Dunboyne Road Estate (formerly Fleet Road Estate) was designed between 1966 and 1967. It was awarded a Grade II listing in 2010 in recognition of its pioneering role within Camden’s housing programme of the 1960s and 1970s. In later life, Neave Brown and his wife lived on the estate and remained closely connected to its community.
The estate was inspired by traditional terrace houses. Each has its own external front door and private, open-to-the-sky outdoor space. The concrete construct was finished with a simple external palette of two main elements: Dark-stained joinery and a continuous external surface finished in white render.
The Tour
Access is via one of the estate’s elevated walkways on the first floor. The front door opens directly into the kitchen, where a generous run of cream cabinetry is set against an elegant plum-tiled splashback. Appliances are fully integrated and include a dishwasher and washing machine.
From here, stairs rise to the upper level, where the principal living spaces are arranged to capture and amplify natural light. The sitting room is configured in an L-shape, its taupe-toned walls softened by waist-height panelling. Large sliding doors extend the room onto the terrace, dissolving the boundary between inside and out during the spring and summer months.
A sliding door nearby leads to the principal bedroom, which has views across the estate. Two further bedrooms are positioned on the lower level. All three are well proportioned, defined by pared-back finishes that provide an unobtrusive backdrop for art and furnishings. There is a bathroom with a bathtub on the lower level, and a shower room on the upper floor.
Outdoor Space
The reception room opens onto a generous elevated terrace, with space for dining and potted plants. The outlook is wonderfully green, with mature landscaping woven throughout the estate.
The Area
Dunboyne Road is well placed for the bucolic Belsize Park, England’s Lane, and South End Green, located at the edge of Hampstead Heath. The surrounding streets have a strong offering of cafés, pubs and local shops.
Neighbourhood favourites include Giacobazzi’s Deli for freshly made Italian pasta, alongside WatchHouse and Redemption Roasters for coffee. Hampstead village is also within easy reach, offering a broader mix of shops and restaurants, including Planet Organic, Ottolenghi and an Everyman cinema. Hampstead Heath lies just five minutes away on foot, with expansive grasslands and woodland walks that remain among London’s most finest. The bathing ponds offer year-round freshwater swimming, alongside tennis courts, cafés and Kenwood House, an elegant 17th-century house and gallery with a Vermeer painting. Parliament Hill, known for its sweeping views across the city, also hosts a popular Saturday morning farmers’ market at the southern edge of the Heath.
A strong selection of schools is nearby, including Gospel Oak and Abacus Belsize primary schools. Collège Français Bilingue de Londres is located in Kentish Town, while leading private options include Channing, Highgate School and South Hampstead High School.
Transport connections are excellent. Belsize Park Underground station (Northern line) is approximately seven minutes on foot, Hampstead Heath station (Mildmay line) is under 10 minutes away, and Gospel Oak station provides access to both the Mildmay and Suffragette lines.
