Paul's note -
"The “Flowers Estate” - sometimes referred to in part as the Wallflower Estate - in Shepherd’s Bush, W12.
My client, Sam, purchased this home in 2015. He grew up around property, with his parents - and predominantly his mother - buying and selling homes as both a hobby and a passion. Sam shared some of the homes he grew up in with me, along with others that his mother and wider family still own, and it immediately made sense why he has poured his heart and soul into this house since 2015 - along with over £350,000 of his hard-earned money.
I’ve told Sam more than once that he has gone completely over the top with the finish and attention to detail, but his view has always been simple: He wanted someone else to inherit the quality of life this home offers, and ideally, he’d just like his money back.
We are looking for a buyer who appreciates genuine luxury - the kind that doesn’t need to shout. Someone who knows, knows.
At a guide price of £1,100,000, you’d be forgiven for thinking: What’s the catch? Well, there isn’t really one.
As you’ll read in the key features, this home spans 1,464 square feet, with three bedrooms plus a study, and two bathrooms, one of which is en-suite.
For me, the most exciting part of the house is the ground floor. The living space is made up of four distinct parts, flowing almost effortlessly between what feels like two lounges, a dining space, and a chef’s kitchen.
I also have to mention the principal bedroom. It feels more like a private suite, complete with its own en-suite bathroom and a terrace large enough to comfortably fit six sunbathers.
The cherry on top of the cake is the almost 44-foot south-west-facing garden. Gardeners’ World would be proud of this one. This is where the country boy in Sam really shines - he’s even built himself an outdoor gym.
Those with a nice car - or any other toys - will also appreciate the off-street parking and side access, making storage and security refreshingly practical. An EV charger could also be installed with ease.
For the eco warriors amongst you, Sam has also installed solar panels, and I was genuinely amazed by what they provide. We can happily go into more detail on the second viewing.
I’d ideally like you to view the house with me first. The second viewing should be with Sam, because the reality is that I simply won’t be able to cover everything he has done here within a property description alone.
We’ve taken wonderful photographs, and i’ve put together a video which should certainly light your fire, but that famous old estate agent line - “this one must be seen” - genuinely couldn’t be more true here.
Get in touch to arrange a viewing.
You’ll thank me later."
