A substantial unlisted country house with immense potential occupying an elevated position amidst extensive gardens and grounds.

Description
Tilton is a substantial country house which is purported to have origins dating in part back to the 17th century, although these are undocumented, together with later 19th and 20th century additions. Located within the High Weald National Landscape, this characterful property enjoys an enviable position, nestling amidst mature, once formal gardens, grounds and woodland of some 16 acres.

This much loved, unlisted home is now coming to the market for the first time in over 56 years. The principal internal accommodation extends to over 7,600 sq ft and includes two ancillary options in the form of a ground floor studio and a first floor one bedroom flat and, together with its accompanying range of detached outbuildings in various states of disrepair, is in need of extensive and sympathetic refurbishment to restore it to its former glory. It presents potential purchasers with a wonderful opportunity to create a sumptuous residence, tailored to individual tastes and specifications.

A variety of period features remain including good ceiling heights to a number of reception rooms and bedrooms, period fireplaces, painted internal panelling, exposed timbers and beams to the older parts of the house.

Four reception rooms are of good proportions and feature open fireplaces, all enjoy a south easterly or south westerly aspect and several have direct access to the York stone terraces. Further ground floor accommodation includes an outer entrance hall, with WC off, a breakfast room and adjoining kitchen with gas hob and several freestanding appliances. A rear hall with servants bell box in situ, gives access to a utility room, flower room and access to the ancillary accommodation and cellar.

Located over the first floor are four bedrooms, which are served by three bathrooms, two being en suite and a dressing room. On the second floor there are three generous attic rooms. A number of the bedrooms have period fireplaces and/or built in cupboards.

Tilton is approached via one of two winding drives, flanked on either side by mature trees and as the drive turns a corner, the house and its setting can first be appreciated. An area of parking and turning lies to the front with a spur continuing off to the east to a substantial outbuilding which incorporates the garaging, storage facilities, workshop and former studio accommodation. Beyond, lies a collection of old glasshouses in varying states of repair.

Further outbuildings include a wisteria-clad unconverted oast, an adjacent aviary housing an L shaped pool (currently not working) and changing room and a summerhouse/workshop.

Stretching away from the house, the main York stone terrace gives way to expansive lawns via steps leading down through the gardens to the old grotto and former tennis court. To the south of the garden lies a field and small orchard.

Location
Tilton occupies a well screened position about 0.7 of a mile from the village of Catsfield, where there is a general store and Post Office, primary school, public house, farm shop, village hall and church.

The historic town of Battle is about 3.2 miles to the west and has an excellent variety of shops, public houses, restaurants together with a mainline station providing services to London. More comprehensive shopping and amenities can be found in Hastings (7.8 miles), Eastbourne (14 miles) and Tunbridge Wells (25 miles).

A good selection of educational opportunities exist within the area in both the private and state sector, at all levels. These include Catsfield Primary School, Claverham Community College and Battle Abbey in Battle, Vinehall near Robertsbridge, Bede’s at Upper Dicker, Eastbourne College, Claremont at Bodiam and Hastings and St Richards Catholic College in Bexhill.

Mainline Rail Services run from Battle to London Charing Cross, London Waterloo and London Bridge.
