About this property

A rare opportunity to purchase an unusual Grade II Listed house dating to the 17c, with later additions, set back from a quiet lane in the historic backwater of what was the hamlet of Northcourt, the home farm of St.Mary's Abbey, Abingdon.

Joy Mount House has lime-washed rendered elevations including a very fine gable end, with brick chimneys and a reclaimed handmade tile roof. This thoughtfully renovated family home is set in a private and peaceful garden of approx. 0.70 acres, approximately 1 mile from the centre of Abingdon.

4 Bedrooms, 5 Reception Rooms, 2 Bathrooms, Garden Room, Outbuildings.

Entering into a welcoming hallway, to the right is the panelled study with inner porch, and to the left is the living room with large sash window and open fire, leading on past a stairwell to the snug. All three reception rooms are south facing on to the garden.

The kitchen with larder leads on to the double height dining room which has French doors to the small courtyard. The inner hall leads to the utility/ shower room. A passageway connects to the vaulted studio, leading to the garden room which has handmade French doors to the courtyard, also.

The original staircase rises to the principal bedroom, which is spacious with a coombed ceiling. The landing leads to two further double bedrooms and family bathroom. A pine stair leads to the fourth double bedroom on the top floor and box room. Returning via the modern staircase to the entrance hall.

Joy Mount House is approached by a drive with parking area and set in grounds of 0.70 acres with mature trees (ash, horse chestnut, magnolia, cypress) and lawn. There are two useful outbuildings with part cobbled floors and mangers. (There is potential for a kitchen garden and play areas, even a green tennis court).

Abingdon-on-Thames is one of England's oldest market towns with many historic buildings including the County Hall built between 1678-82 in the style of Christopher Wren. By the mid-17c the main industries of the town included malting and brewing along with trades associated with clothing and textiles. In the 20c the famous mg car was built here. There is a thriving science park and a good sports centre. The river Thames provides a delightful setting for the town with its meadows, lock and riverside walks, and Park Run. There is an excellent choice of schools both locally and in Oxford.

Within 5 minutes of walking down the lane from Joy Mount there is a Co-op, Post Office, 2 public houses, a football club with training for juniors, and a lively Anglican church in the medieval Abbey tithe barn which also offers a friendly cafe and community social activities, also for young people.

    Directions

From Oxford proceed southbound on the A34. Take the exit for Abingdon North and proceed towards Abingdon town centre via Oxford Road. After passing a set of traffic lights and the Boundary House pub on your left, take the next right into Northcourt Lane where the driveway to Joy Mount will be found after the fifth house.
