Description
Introduction
The sale of Clipt Bushes and Peppers Hall Farms represents a variety of opportunities for buyers to acquire two farms totalling 505.86 acres (204.715 hectares) as a whole or in up to five lots. The farms comprise rarely available productive arable farmland, pasture, woodland, grain storage and commercial buildings in a desirable part of Suffolk.
The farms lie in the village of Cockfield in Suffolk. Cockfield is a sought after village located south of the historic town of Bury St Edmunds.
Access to road networks from the land is excellent with both farms benefitting from direct access onto the A1141. The A134 is located approximately 1.5 miles from the farms, providing connections to the A14 and other national road networks.
Farming
The arable area across the farm extends to approximately 472.26 acres (191.12 hectares) with the majority of the land classified as Grade 3 on the Land Classification of England and Wales maps. The soils are described as being of the Hanslope Series being a calcerous clay, suitable for growing a range of high yielding cereal crops with 5 year averages as below;
Much of the land has been in the same family ownership for over 350 years and farmed by the same contractor for over 25 years under a conventional cereal rotation. The contractor would welcome the opportunity to continue their occupation by way of a Farm Business Tenancy or a Contract Farming Agreement, should a purchaser so wish.
The farm is in good heart having been well maintained by the owners and contractor. The land has been extensively drained over the years with copies of the drainage plans available upon request from the Vendor’s agent.
The farm is entered into a Countryside Stewardship Scheme terminating in December 2027. The buyer will be expected to take to this scheme upon completion. The farm is also included in sfi scheme under two agreements terminating in March and December 2027. Copies of these agreements are available upon request.
