Situation
The property is located is a lovely rural position close to Silchester, a popular village located on the Hampshire/Berkshire borders. The village has facilities including a primary school, public house and church, whilst more day to day facilities are available in the nearby town of Tadley. More extensive leisure, recreational and educational facilities are available in the nearby towns of Reading, Newbury and Basingstoke, each within a short drive, and consequently the property is well located for access to both the Paddington and Waterloo lines and the M3 and M4 motorways.
The village itself is the site of the Roman town Calleva Atrebatum and is surrounded by delightful heathland and woods with extensive walks available through ancient Pamber Forest and over Silchester Common
The Property
Dating from the 16th Century, Woodmans Cottage has been sympathetically extended over the years to now offer well-proportioned family accommodation of just over 2,000 sq.ft. The property retains much of its original character with a wealth of exposed beams and, for a property of its age, is very light and has reasonably good headroom throughout.
On the ground floor, the front door opens to the reception hall from which the staircase rises and turns to the first-floor landing, with cloakroom off. The sitting room, dining room and snug/study all occupy the older portion of the property, and each are heavily beamed with wood block flooring, and the sitting room has an attractive brick fireplace with log burning stove. The rear hall with a secondary staircase, the kitchen and utility room was built in the 1970s and the oak framed garden room was added in 2022.
On the first floor, there are four bedrooms, the bathroom and the shower room.
For further information, please refer to the floorplan.
Outside
The property is surrounded by its garden which extends to about 1.25 acres in total. There are two gravel driveways, one, to the front door which provides some parking and another, gated, to the rear where there is ample parking in front of the detached triple oak-framed garage.
The garden is level and principally laid to lawn, part of which is heavily wooded, the other part being a more formal garden with flower and shrub beds and borders. There is extensive paved terracing, a well, a vegetable area, a greenhouse an orchard and a soft fruit cage.
