A cottage with character
Lyons Cottage is a three-bedroom home full of character. Just off the High Street in the village of Buxted, you can pull onto the private driveway and feel like you are in a little glade, tucked away from the world.
With old beams, leaded windows, wood panelling and feature fireplaces - it has all the makings of a dream home with a little tlc needed to bring it back to its full glory. The history is to be unravelled. We know it was built before 1925, and the Lyons name could be a nod to the Bowes-Lyon family - the family of Queen Elizabeth, the Queen Mother. There are royal connections to Buxted, with the Queen Mother a bridesmaid at St Margaret's Church back in 1914.
The garden at Lyons Cottage was designed back in 1997 by David Howard, who went on to be a royal head gardener at Highgrove. It's a good-sized plot with access to the main road via a gate, and mature planting and fruit trees. There's a dedicated patio area, too.
Inside the cottage
Step through the front door into the hallway and make your way into the first reception room. This panelled room has wooden floorboards, a grand woodburner - a statement piece - and is currently used as a lounge area and dining room, with a roomy understairs cupboard.
Enter the main lounge and you can just imagine this room at Christmas, looking like a scene from a Christmas card. There's an open fireplace that can be stoked back into life with some attention, and there's plenty of room for three or four sofas to have all the family around.
On the other side of Lyons Cottage, a bright country kitchen is warmed by a range oven in a recess with pretty blue and white tiles. The rustic wooden kitchen complements the old wooden beams and tiled floor, and the sink is the perfect place to wash up after a Sunday roast next to the window overlooking the garden.
To the side of the kitchen is a room with possibilities. It's currently used as another lounge and dining space, but could easily be an office, dedicated dining room or playroom. A wooden door opens out into the garden, with a trellis providing shade and a utility room by the back step giving you a dedicated laundry space (or an office/art studio if you want to get creative).
Three bedrooms
Upstairs, there are three double bedrooms, two bathrooms and a W.C. The master bedroom has an en-suite bathroom with a bath and overhead shower, plus a built-in wardrobe and pretty leaded windows. At the other end of the cottage is a family bathroom, currently with a roll-top bath, built-in cupboards and windows overlooking the garden.
Location
Lyons Cottage is located off Buxted High Street. The local shop is a few steps away, and Buxted Train Station is two minutes on foot. Buxted Primary School is rated 'Good' by Ofsted, and Buxted Park is within walking distance, a 312-acre deer park with lakes, ancient woodland and a luxury hotel. The village also has two country pubs and a barber shop.
Uckfield is the nearest town, a few minutes away by car or one stop on the train. Uckfield has a selection of shops, restaurants and supermarkets. There's also The Picture House, one of the oldest cinemas in the UK. The train can also take you to London Bridge in 1 hour 15 minutes.
Brighton, Eastbourne and Tunbridge Wells are around a 30-minute drive away, and Lewes / Glyndebourne Opera House can be reached in around 15 minutes.
