About this property
Private garden
Beautiful Brockley Conservation Area bay-fronted Victorian house of 2260 square feet, over three full floors. Chain free.
Plentiful period details are the order of the day. We love the multiple original period fireplaces, sash windows, traditional decorative tiling and stained glass, for example. Your position is as impressive as your new house, as you directly face the delightful and well-managed open parkland of Hilly Fields. Dreamy!
Hilly Fields (which opened to the public in 1896, thanks to Octavia Hill) is a wonderful and popular green space with sports courts, bowls club, cricket club, playground, cafe, annual summer fair, and even a stone circle! Its summit stands 175 feet above sea level, offering incredible panoramic views.
Back to the house! There are two front doors. One at lower ground floor level and one at raised ground floor level. Starting at the bottom of the house you open into a large bayed reception/dining space which is open-plan to the (dated but fully-functioning) kitchen. A back door opens to the paved side-return section of the garden.
A second dining room rests next to the garden, with glazed sliding doors. A generous store/pantry completes the floor.
Your raised ground floor hosts a double bedroom (of over 11 feet by nearly 11) and a neat windowed shower to om, then you have a massive double-reception with large sash windows to the bay. The attractively-angled room is nearly 27 feet front to back, and has two gorgeous original fireplaces. Stripped boards are underfoot. Original floor tiles feature in the hall.
On your first floor you have another bedroom and bathroom atop the ones downstairs, then another bedroom of over 14 feet by over 12 feet, with a basin set by the window. To the front of the house is a magical bay-windowed master bedroom with gorgeous green vistas. Built-in closets feature either side of the bay and you have stripped floors.
Your garden of circa 70 feet has a northwesterly aspect (great for enjoying afternoon sun) and is well-established, framed by foliage.
Getting around? Walk ten minutes to Brockley Station for regular rail and Windrush line services. It is just two stops to London Bridge. Alternatively, St Johns Station is 15 minutes by foot and Ladywell Station is 14.
For high street needs, Brockley and Ladywell town centres are within very easy walking distance. And local recommended spots include Ellary’s, Mauby, Break The Fast, Joyce and Brickfields (Brockley), and Mamma Dough, The Ladywell Tavern, The Larder, Wilson’s and Oscar’s coffee shop (Ladywell). Crofton Park and Honor Oak are also close for more options.
Beyond beautiful Hilly Fields, other local green spaces include Ladywell Fields (where you’ll find the Ravensbourne River among other treats), Telegraph Hill Park, and Brockley and Ladywell Cemetery. Greenwich Park/Blackheath are also a short drive away.
