Thirteen Years Of Care And Craftsmanship Have Created Something Exceptional. This Edwardian family home has a handmade deVOL kitchen, bespoke Crittall doors and a Derek Jarman-inspired garden studio. On a quiet street, with London Bridge only 10 mins from Hither Green.
A long, deliberate accumulation of good decisions - natural materials over synthetic, craftsmen over catalogue, things made to last over things made to sell. The attention to detail here is the kind you feel before you can even name it.
The owners moved here in 2013 and extended into the side return in 2017, turning the impressive kitchen-diner into the heart of the whole home. The units are handmade in England by deVOL - solid painted wood with brass fittings and handles - set against hand-painted tiles sourced from Columbia Road. The quartz worktop runs the full length, the Smeg range oven sits under the extractor, and rooflights above flood the whole space with light throughout the day.
At the garden end, made to measure double-glazed Crittall doors open fully onto the terrace, bringing the outside in on a good day. The oak parquet floor has underfloor heating on its own Nest thermostat.
The front reception room is quieter in tone but no less considered. Original cornicing, ceiling roses, a cast iron fireplace and solid period shutters frame the bay window, and the oak flooring runs through from here to the hallway. Double-glazed timber sash windows at the front keep things warm and quiet. There's a lovely flow between the two spaces - quiet and calm at the front, more conversational at the back.
It’s worth pausing in the hallway for a moment to take in the built-in shelving in the alcoves and a herringbone wool stair runner from Lordship Flooring laid last year. The under-stairs space is currently used as a coat cupboard, but as it's plumbed it would be easy to turn it into a downstairs WC.
Upstairs, the main bedroom walls are covered in Sandberg wallpaper - handprinted in Sweden by a heritage company - and the cast iron fireplace and radiator give the room a period warmth that a renovation can't fake. The second bedroom is another good double, and the third has a Juliet balcony to the rear - an original feature of the house. The family bathroom uses fittings from Aston Matthews, London's long-established bathroom specialist, with Fired Earth floor tiles and shutters.
The loft conversion is a proper fourth room - bright, characterful, with William Morris wallpaper and a matching blind that feels entirely at home. Anglepoise Original lights, a Fired Earth-tiled en-suite shower room and useful eaves storage alongside complete the picture.
Outside, the garden is planted with a sense of intention - roses in summer, a plum tree that delivers punnets of fruit for crumbles, a flowering crab apple and a eucalyptus, with two patio areas to catch the sun at different times of day.
The standout feature at the far end is the garden studio, designed by Shackadelic; the weathered black timber cladding is a nod to Derek Jarman's Prospect Cottage in Dungeness. It has wired broadband and a radiator, so it works year-round as a home office, a reading room or a creative retreat. There's a separate section for tools and lawn equipment, and an Asgard bike store at the front.
Effingham Road sits within the Lee Conservation Area with Brindishe Lee primary school only a few doors down - and as it’s a school street the traffic is restricted during school hours, which keeps it quiet and gives it a genuine community feel.
Manor House Gardens, with its pond, children's play park and Saturday farmers' market, is only a couple of streets away.
Hither Green station is only a 10 minute walk away, with trains to London Bridge taking eleven minutes. Lee and Blackheath stations are also walkable, giving you alternatives.
There are shops and eateries by the station so you can pick up something on your way home from Sainsbury’s. Walk five minutes further on and there’s a great choice of independent shops and places to eat on Hither Green Lane - Found Hope Store deli is a particular weekend favourite.
For older children, Blackheath High School is only 7 stops away on the 202.
A home this considered, in a spot this good, doesn't come along very often. This is the real thing.
