About this property

We really enjoyed living at 14 Woodcroft. From the first viewing it felt like a bright, happy home. The garden, though modest, is private and peaceful, perfect for a quiet coffee in the morning or a relaxed BBQ at the weekend. Having the cycle path close makes for an easy ride into town in under 15 minutes. We also loved being able to walk or cycle to nearby cafés, bakeries and shops, which meant you didn’t always need to plan ahead . The green spaces nearby have been a real bonus. We often spent time in St George’s Park, and Greenbank Cemetery with our dog, and it's surprisingly lovely for a quiet wander, with a wildlife-friendly feel. The convenience of having Limes Nursery and Whitehall Primary on the doorstep removed a ton of stress that comes with busy morning commute and our daughter thrived in both.

All in all, it’s just been a really nice place to live - easy, comfortable, and well-connected, with a good balance of green space and local life.

    The home

A characterful Victorian terraced house on Woodcroft Avenue in Whitehall presented to a good standard throughout. Entrance is via a welcoming hallway, giving way to a well-proportioned living room to the front of the property, complete with an original fireplace, built-in alcove shelving either side of the chimney breast, and warm timber floorboards underfoot. The room flows naturally through to the dining room, a bright and sociable space that sits at the heart of the home. To the rear, the kitchen runs the full width of the property, fitted with cream cabinetry and solid wood worktops, and benefiting from a door leading directly out to the garden. A downstairs WC completes the ground floor.

Upstairs, the landing leads to three bedrooms: A generous principal bedroom at the front, a well-sized second bedroom, and a third room currently utilised as a home office and guest space, decorated in a calming blue and comfortably sized for a single bed should the need arise. The family bathroom is well-presented and a good size with a bath and overhead shower.

    The outside space

To the rear, the garden is a real highlight. Thoughtfully planted with raised beds, mature shrubs and flowering borders, it offers both colour and privacy throughout the seasons. A patio area directly off the kitchen provides a natural spot for outdoor dining, while the lawn beyond is a good size for a city garden. A useful garden shed sits to one side, and the whole space is enclosed by a combination of brick walling and trellis, giving a pleasantly sheltered feel.

    Living in Whitehall

Woodcroft Avenue is situated in Whitehall, just off the popular Whitehall Road. The area has always been popular with families due to the popular Whitehall Primary school, whilst increasingly in high demand with young professionals in recent years. Whitehall Road has nice eateries including Bristol Spirit and venues like The Red Lion. Church Road is a home to a number of popular shops and cafes such as The Bristol Loaf, Southville Deli, and Grounded Café, restaurants such as The Lock Up and pubs such as the Dark Horse and Old Stillage. St Marks Road in Easton is only a short walk away and also boasts a range of well-regarded venues such as No.12 Provisions and Bristol Sweet Mart. Este's and Garden of Easton both in Easton, are also very close by. The proximity of the large, Victorian St George's Park is also a huge benefit to local residents and offers a great retreat from city life on a summer's day. The sportier of the local residents can take advantage of the Whitehall Athletics Arena through Bristol and West ac who are based there. For those needed access away from Bristol, the property is very close to the Bristol to Bath Railway Path and just a short drive from Junction 2 of the M32, which in turn leads to the M4. Bristol Temple Meads train station is also just a short journey by car, bike or train from the local Lawrence Hill Station.
