1 Patmore Heath Cottages sits in the most attractive position on the edge of Patmore Heath which is a nature reserve and an area of special scientific interest. There are a range of principally period houses dotted around a rectangular green.
The property is conveniently located as there is easy access out to the A120 via Little Hadham which links to the A10 to the west and M11 to the east at Bishop's Stortford (J8).
The original house is a traditional construction with a rendered finish under a slate roof although there has been a later extension to the rear.
The accommodation is well proportioned, bright and with most rooms having lovely views either over the heath or the garden and woodland behind. The rooms are set over two floors and includes entrance hallways where there is a cloakroom and a utility and boot room.
At the front of the property is the sitting room which has a wood burning stove and an excellent fitted kitchen/breakfast room with a number of integrated appliances including hob and extractor, fridge/freezer, oven and grill and water softener, and a range of cupboards and work surfaces. Behind the kitchen is a generous drawing room with a modern wood burning stove and bi-folding doors to the lovely rear garden.
On the first floor there are three bedrooms, all doubles. The main bedroom has a large shower room and there is also a family bathroom with both bath and shower.
At the front, there is a gravelled area which provides good parking and also a well-established garden, and beside the house there is rear access, and an external oil fired boiler. The rear gardens are very much a feature, there is some lawn but there are very many attractive shrubs and herbaceous borders and an extensive terrace.
Towards the back of the garden there are two outbuildings, one could be used as an office or gym and the other for general garden storage.
Patmore Heath is a small hamlet of mainly older houses centred around an extensive Nature Reserve and surrounded by Hertfordshire farmland. The village of Albury is close at hand with inn, church and primary school. The larger centre of Bishops Stortford is approximately seven miles distant and provides a more comprehensive range of social, recreational and educational facilities. There is a mainline railway station in Bishops Stortford which provides a regular service to London (Liverpool Street approx 35 minutes), and the M11 can be reached on the outskirts of the town.
