Tathwell Grange Farm comprises a total of approximately 649.26 acres (262.74 hectares) of productive arable land set across a number of large well shaped fields suitable for modern agricultural machinery. The land lies in a ring fence with a central track running through the land allowing for easy access to the fields year round. The land is easy working capable of growing a wide variety of crops and producing good yields. Winter Wheat yields over the last two years have averaged across the whole farm over 4 tonne to the acre.
The Agricultural Land Classification of England and Wales shows the land as being mainly Grade 2 with the remainder falling into the Grade 3 band. The Soil Survey of England and Wales describes the land as coming mainly under Andover 1 series, which are silty soils over chalk and described as shallow well drained calcareous silty soils over chalk on slopes and crests. Deep calcareous and non-calcareous fine silty soils in valley bottoms. Suitable for cereals, sugar beet and potatoes.
A new slurry tank has been installed it has a capacity for 1600m3, this has allowed for significant quantities of digestate and slurry to be applied to the land increasing yields and overall soil health. The tank is located by the main track allowing for easy access via hgv’s allowing for slurry to be brought in from a considerable distance.
There are a number of small woodlands throughout the farm extending to 17.42 acres (7.05 hectares), in 2025 a new small area was planted on a steep bank in the south east corner of the farm.
Felling licenses have been obtained for two of the woodlands, these licenses allow for the felling of the timber and chipping to be then used to fire the boiler. The licenses for felling lie with the land and shall transfer on sale.
