Property
Comprehensively redecorated, refurbished and extended, we are delighted to offer this fantastic home set peacefully within its grounds. For those buyers looking for a modernised home with plenty of character set within unique gardens including a stream, mature plants and plenty of space to roam, this home should certainly be considered.
Additionally, the lodge in the garden which provides additional space for guests or to generate income has been described as “absolutely beautiful location, it was truly magical. Tucked away in complete tranquillity, the cabin and garden were stunning, peaceful, private, and surrounded by nature.”
A long approach drive, shared with one other property creates a sense of drama as you head towards the house. The property has a right of way across the path. A five bar gate adds security for animals and leads to a large parking area with plenty of space for multiple cars and recreational vehicles etc. There is a useful storage shed and bin store here.
Approaching the home through another five bar gate there is a very large, glazed entrance porch / sun room (pictured). With benches and shoe storage this is a great entrance hall, particularly for wet children and dogs etc!
A generously proportioned central sitting room has a beautiful wood burner under a timber lintel with a slate hearth.
Wood flooring leads from the sitting room through to the eat-in kitchen. A range of light and dark grey floor and wall mounted shaker-style cabinets provide plenty of storage in addition to an adjoining pantry. There is an inset Belfast sink below a picture window. A Stoves range oven with induction hob and stainless steel extractor over is a good blend of traditional cottage kitchen with modern convenience. There is plenty of space for a large table in the kitchen as well as room for a freestanding fridge/freezer. This is a triple aspect room with a large picture window looking out over the garden, French doors leading out to the front patio and the aforementioned window over the sink looking to the rear of the property.
To the opposite side of the house a newly built second reception room is currently used as a gym and children’s playroom. This could easily be used as a large dining room or second sitting room, a generous home office or potentially an en-suite bedroom.
Heading upstairs the newly created master suite has a nice sized bedroom with a vaulted ceiling with exposed beams adding character. Dual aspect south and west facing windows provide plenty of natural light. There is a walk in wardrobe and luxurious en-suite shower room with “his and her” sinks.
The second bedroom also has a large walk-in wardrobe. Bedroom three is also a double bedroom with dual aspect windows. There is a family bathroom that serves these two rooms. Additionally, there is a cloak room downstairs.
To the front and side of the house is a large patio area for alfresco dining.
The gardens are beautiful. To the east there is a lawned garden with mature plants and trees at its border. Beyond this is a private secondary garden which houses the lodge. This is a very well presented one bedroom, self contained property with fitted kitchen and shower room. This is a very successful holiday let property providing income for the owners. It has its own seating area and a delightful wood burning hot tub.
To the western side of the house a small stream adds interest and there is a small, fenced orchard which currently houses chickens, and a decked BBQ area.
This is a superb rural home, fantastically located and impeccably presented.
Surrounding areas
Situated on Goss Moor which is on the outskirts of the villages of Indian Queens, Roche and St. Denis. These villages offer a range of amenities for day to day use. More extensive facilities are available in Newquay (11 miles), Bodmin, (10 miles), St. Austell (8 miles) or Truro (16 miles).
The home sits within Goss Moor which is a 480 hectare National Nature Reserve which is owned and managed by Natural England. There is a lot to see and do as you explore Goss Moor using the nearby multi-use trail. It is the largest continuous mire complex in South-West Britain and consists of mainly wetland and a shrub-land habitat. A 7 mile circular trail is mostly flat and relatively easy - much of it off road - allowing disabled and novice walkers, cyclists and horse riders easy and safe access to the moors. Together with the neighbouring moor to the east, it forms the Goss And Tregoss Moors Site of Special Scientific Interest as well as Breney Common and Goss and Tregoss Moors Special Area of Conservation.
Newquay has the well renowned surfing beaches at Fistral and offers many coastal walks and sandy beaches which can be enjoyed all year round.
The main A30 trunk road is within easy access of the property, whilst Newquay Airport, approximately eight miles distant, has daily flights to a range of destinations.
Additionally both the North and South coasts are commutable with easy access to Bodmin, Truro, St Austell and Newquay. The nearby village of Indian Queens, is the site of a Victorian era preaching pit constructed out of a disused quarry: The pit comprises large stepped rings and a preaching area the size and shape of half a bandstand.
The north coast surfing beaches at Watergate Bay and Mawgan Porth are approximately 20 minutes drive. The calmer south coast beaches at Par, Polkerris, Carlyon Bay and Porthpean are a similar, 20 -25 minutes drive.
The renowned Eden Project which hosts events and concerts by international touring artists is approximately 15 minutes drive.
The house sits in a fantastically convenient central location to enjoy all of the sites and picturesque places to see and explore around Cornwall.
