Bonnytown Farm is an attractive arable holding nestled in the sought after area of East Fife, near St. Andrews. The holding extends to about 300 acres, easily accessed via a minor public road intersecting the property. The land is south facing, gently sloping towards the Kenly Water at its southern boundary. The land is classified by the James Hutton Institute for Soil Research as predominantly Class 2 and 3.1. The soil type falls within the Caprington series, which comprises brown earths and non-calcareous gleys, presenting as sandy clay loam. It can be summarised as: 284 acres arable, 5 acres woodland and 4 acres miscellaneous (including buildings and tracks).
The land is in good condition having benefitted from recent rotations of cereals, brassicas and legumes. The reported typical cereal yields are as follows:

The Kenly water has provided a source of water for irrigation in recent years, the land was last irrigated in 2025. Bonnytown Farm is offered for sale as a whole or in the following two lots:
Lot 1 - bonnytown north (174 acres)
Land
Lot 1 extends to about 174 acres and comprises 166 acres of arable land and 4 acres of woodland. The land sits between 80 to 100 metres above sea level. The fields are of a size well suited to modern agricultural practice, with an average field size of 18 acres. Crop rotation has consisted primarily of winter wheat and spring barley, with breaks of temporary grass, potatoes, brassicas and carrots. The land growing potatoes and cauliflower (Fields 1 & 5) are let under seasonal agreements, and the land growing carrots (Field 7) is let until May 2027. All remaining fields growing arable crops are run in-hand with assistance from a local contractor. Lot 1 is accessed from the public road and via internal farm tracks.
Lot 2 - bonnytown south (125 acres)
Farm buildings
The approximate construction and dimensions of each building are as follows:
- Grain/Machinery Store (36.1m x 20.9m), an 8-bay concrete frame with corrugated cladding, brick walls, box profile/corrugated roofing and concrete floor.
- Livestock Shed (35.3m x 22.4m), an 8-bay concrete frame shed, with corrugated cladding and roofing, brick walls, concrete floor and a central raised feed pass.
- Former Dairy (26.3m x 8.6m), brick walls, corrugated cladding and concrete floor.
- Dutch Barn (32.3m x 18.4m), a 7-bay concrete frame shed, brick walls, corrugated cladding and roofing with a concrete floor.
The grain store, livestock shed and Dutch barn are let to a local farmer on a seasonal basis. Holdover of the grain store may be required until 2027. The former dairy is also let, yet vacant possession will be provided on the date of entry. The buildings are accessed from the public road. The yard surrounding the buildings provides turning and stacking space. They are serviced by three phase electricity and mains water.
Land
Lot 2 extends to about 125 acres and comprises 117 acres of arable land and 1 acre of woodland. The land is gently sloping, ranging between 65 metres at the Kenly Water to 80 metres above sea level to the north. The average arable field size is 23 acres. Crop rotation has consisted primarily of winter wheat and spring barley, with breaks of temporary grass, potatoes and legumes. The land growing potatoes, peas and beans (Fields 11 & 13) is let under seasonal agreements. All remaining fields growing arable crops are run in-hand with assistance from a local contractor. Access is from the public road, through the steading to an internal track. Please note that the access from the public road to Field 14 is not included in the sale and will be retained by the seller.
Location
Bonnytown Farm sits approximately two miles from the east coast, within one of Scotland’s most regarded agricultural areas. It is recognised for its favourable climate, long growing seasons and fertile soils which support cereals, vegetables and soft fruit.
The farm is situated about five miles south east of St Andrews and to the north of the popular fishing villages in the East Neuk of Fife, including St Monans, Pittenweem, Anstruther and Crail. These traditional coastal villages are centred around picturesque harbours and unspoilt beaches and, together with St Andrews, are a major draw for visitors to the area.
St Andrews is internationally renowned as ‘The Home of Golf’, with the Old Course a regular host of The Open Championship. From the north, after passing through St Andrews on the A917, turn right on to the B9131 towards Dunino. Continue on this road for approximately 2 miles, then turn left at the farm cottages signposted ‘Learig’. After approximately 1 mile, the entrance to Bonnytown Farm is situated on the right hand side after the farmhouse.
From the south, head north on the A915 (St Andrews Road) passing through Largoward and Lathones, take the next right on to the B940 signposted to Anstruther. Follow the B940 for approximately 5 miles and at the T junction, turn left onto the B9131 towards Dunino. Continue on the B9131 for about 2.5 miles, then turn right at the farm cottages signposted ‘Learig’. Thereafter, follow the directions as above.

Please note, Bonnytown Farmhouse, the traditional farm buildings, the access to the land from the east, land comprising the field margin of Fields 13 and 14 and an area of woodland to the south are owned by the vendor and do not comprise part of the sale.
The vendor reserves the right to occupy the Grain Store until 2027 and Field 7 until May 2027.
There is a deemed Right of Way within Lot 1, passing Bonnytown Farm Cottages between Fields 5 & 9 and Fields 2,4 & 8.
A third party property septic tank is located within the boundary of Field 9 and the necessary rights in favour of the third party will be reserved.
