Location
Symonds Yat is a spectacular setting within the heart of the Wye Valley Area of Outstanding Natural Beauty, famed for its phenomenal river scenery, woodland expanses and limestone cliffs. There are a multitude of welcoming riverside pubs and restaurants, which are exceedingly popular with residents and tourists alike.
There are also many delightful walking and cycling routes throughout the area, and for those who enjoy outdoor pursuits, various companies offer a wide range of activities, such as canoe hire, rock climbing and caving.
The closest village, Whitchurch, is particularly sought after, partially owing to its Church of England Primary School. The popular community-spirited village shop, Woods of Whitchurch, also operates as a coffee shop and takeaway. Additionally, Whitchurch boasts a village hall, a reputable mot centre, a pub and two eateries - plus a post box and bus stop.
Symonds Yat is just two miles from the Welsh border and centred between the two popular market towns of Ross-on-Wye and Monmouth, both of which offer highly regarded secondary schools, supermarkets, restaurants, pubs, leisure facilities and independently owned shops.
A series of major road networks is also easily accessible; the A40 is around a mile away, and the eastbound road provides a direct route to Gloucester, Cheltenham and the Cotswolds. Meanwhile, motorists heading in the opposite direction can journey towards the M4 at Newport, giving access to Cardiff and London. In addition, the M50 motorway begins in Ross-on-Wye, around eight miles away, which gives good access to the M5.
The Home at a Glance
Threestones Cottage is enveloped by tranquil woodlands - offering a serene space for forest bathing and wildlife watching. From the property, there is a myriad of enchanting walks that meander throughout the enigmatic forest and downhill towards the glittering River Wye.
The far-reaching views beyond the verdant, tree-lined garden create a striking first impression of this charming hillside retreat. The main entrance opens into a practical porch, providing the perfect space to leave coats and boots after exploring the surrounding countryside.
Inside, the cottage is rich in character, with exposed beams, quirky elevation changes and attractive fireplaces. The sitting room is particularly inviting, featuring a log-burning stove set within an exposed stone fireplace beneath a beamed ceiling. Two further reception rooms offer excellent versatility. Adjoining the sitting room, the snug could equally serve as a formal dining room and includes an inset fireplace with an electric stove and exposed ceiling timbers. The third reception room is a conservatory, enjoying wraparound views of the garden and rolling farmland beyond.
The spacious dining kitchen affords a welcoming area for families to gather while meals are prepared. Fitted with hand-painted cabinetry, it features an oil-fired Rayburn, a Bosch oven, a Neff ceramic hob and extractor hood. There is space for a family dining table, along with provision for freestanding appliances. A glazed door opens directly onto the garden, where a nearby patio provides an ideal setting for outdoor dining and entertaining.
The staircase rises from the snug to the first floor, where three double bedrooms enjoy elevated rural views. The principal bedroom benefits from a private en-suite bathroom fitted with a four-piece suite. The generous L-shaped layout includes built-in wardrobes and a separate area ideal as a styling space or study, with sliding doors opening onto a private balcony overlooking the surrounding landscape.
The remaining bedrooms are equally characterful. One features fitted shelving and panelling, a pitched ceiling, picture rails and an airing cupboard, while the other enjoys a pitched ceiling and a charming window seat.
A separate shower room serves the additional bedrooms and is fitted with a three-piece suite.
Outside, the beautifully landscaped garden provides a peaceful countryside haven. Arranged across a series of terraces, it combines level lawns, patio seating areas and a variety of shrubs and seasonal planting, creating year-round colour and interest.
A stone-built outbuilding adjoins the neighbouring property and benefits from power and lighting, making it ideal for storage, workshop use or housing additional appliances. The garden also includes a log store and a storage shed for gardening equipment.
Parking is exceptionally well catered for, with two separate driveways. The front driveway provides space for four to five vehicles, while a second driveway to the rear offers additional parking.
